Before authorization is given by the Commission it shall <br /> conduct a public hearing and shall detamine whether such plans <br /> comply with the following conditions : <br /> 1. That the residence development will provide a <br /> desirable and stable environment in harmony with that of the <br /> surrounding neighborhood and will insure substantially the <br /> same type of occupancy; and that it will result in intensity <br /> of land uses and standards of open spaces in keeping with <br /> requirements and standards of the Ordinance in the zone in <br /> which the proposed development is located. <br /> 2. That the average lot area per dwellingunit, excluding <br /> areas occupied by streets, will be at least 8 <br /> 0per cent of that <br /> otherwise required in the zone in which the development is <br /> located. <br /> 3. That off-street parking facilities are provided in <br /> accordance with the requirements of Section 17. <br /> 4. That there shall be provided play space for preschool <br /> children at the rate of 30 square feet for each dwelling unit. <br /> (15.04.250) <br /> SECTION 7: SPECIAL SIDE YARDS AND PROTECTIVE SCREENING <br /> All business, commercial and manufacturing uses - shall provi e <br /> a side yard of 12 feet when abutting or adjoining property <br /> in any "R" zone . All business, commercial and manufacturing <br /> uses shall provide protective screening not less than 72 inched <br /> in height when abutting or adjoining property in any "R" zone; <br /> such screening shall be 10 feet or more from the principal <br /> building on said adjoining property. (15.04.260) <br /> SECTION 8: YARDS : <br /> 1 . Corner Lots. Where side yards are required, corner <br /> lots shall provide 10 feet or more for the side yard adjoining <br /> the side street. <br /> 2. Front Yard. Where front yards are required, no <br /> building shall be hereafter erected or altered so that any <br /> portion thereof shall be nearer the front property line than <br /> the distance indicated by the depth of the required front yard, <br /> Font Yard Exceptions : Eaves, cornices, steps, terraces, <br /> platforms and porches, having no roof covering and being <br /> not over 42 inches high may be built within a front yard. <br /> 3. Side Yards. Where side yards are required, no building <br /> shall be hereafter erected or altered so that any portion <br /> thereof shall be nearer the side property line than the <br /> distance indicated by the depth of the required side yard. <br /> Side Yard Exceptions Eaves, cornices, steps, terraces, <br /> platforms and porches having no roof covering and being not <br /> over 42 inches high may be built within a side yard. <br />
