If the egress path is revised to utilize <br /> the door adjacent to the"Pre-School"classroom, the door swing must be reversed. <br /> Encroachment of the doors into the hallway shall not exceed the limits of IBC Section 1005.7.1. <br /> See IBC Section 1010.1.2.1 and Table 1010.2. <br /> 14.The Café at the Main Level on Sheet 8-of-9 has an occupant load that appears to exceeds 49. <br /> The following comments shall be addressed: <br /> a. This space exceeds the occupant limit for one exit per IBC Table 1006.2.1. A second door <br /> shall be provided. <br /> b. The exit doors shall be reversed to swing in the direction of egress per IBC Section <br /> 1010.1.2.1. <br /> 15.The combined classroom space (i.e., combined room with partitions folded) at the Main Level <br /> on Sheet 8-of-9 between Wall Lines 3 and 4 has an occupant load that appears to exceeds 49. <br /> The egress for the space is a single hallway with a single exit at the south of the building. The <br /> space exceeds the occupant limit for one exit per IBC Table 1006.2.1. A second door shall be <br /> provided or documentation substantiating a single exit shall be submitted for review. <br /> 16.The stage appears to have two new stairways accessing the backstage area between Wall <br /> Lines C-D/2-3. See IEBC Section 801.3. The following comments shall be addressed: <br /> a. Details shall be submitted for review verifying that the stairways comply with IBC Section <br /> 1011.5.2. <br /> b. Handrails shall be provided per IBC Section 1014.1. <br /> 17.The project includes a new 50-foot long concrete ramp on the west side of the building. See <br /> the"Parking and Drainage Plan"Sheet 3-of-3. The following comments should be addressed: <br /> a. The lowest ramp has an elevation change of 4'-2", which exceeds the limit of 30"per IBC <br /> Section 1012.4. An intermediate landing shall be provided. <br /> b. The ramp shall be provided with handrails per IBC Section 1012.8. <br /> c. The ramp shall be provided with edge protection per IBC Section 1012.10. <br /> d. The ramp shall specify a slip-resistant finish per IBC Section 1012.7.1. <br /> 18.The project includes a new winding concrete ramp on the northwest corner of the building. <br /> See the"Parking and Drainage Plan"Sheet 3-of-3. The following comments should be <br /> addressed: <br /> a. The ramp shall be provided with handrails per IBC Section 1012.8. <br /> b. The ramp shall specify a slip-resistant finish per IBC Section 1012.7.1. <br /> c. The ramp should be sloped away from wall corner or provided with drainage to prevent <br /> water accumulation. See IBC Section 1012.7.2. <br /> 19. Sheet 8-of-9 shows an exit landing and walkway at the southeast corner of the building. See <br /> IBC Section 107.2.1. The following comments should be addressed: <br /> a. Details for the work are not included in the drawings and should be submitted for review. <br /> Note that this work is not show in the civil site plans. The site survey appears to indicate a <br /> significant elevation difference at the landing location, whereas the south elevation on <br /> Sheet 1-of-9 indicates the ground does not slope until west of the landing.
