It is not clear if the railing is required <br /> to extend along the ramp. Details for the guardrail should be submitted for review, <br /> including the railing connection to the slab. The guardrails shall be designed for the loads <br /> per IBC Section 1607.8. <br /> 20.The building requires two or more means of egress. Emergency illumination shall be provided <br /> at the exterior landings. See IBC Section 1008.3.2 Items 3 and 5. <br /> 21.The Sanctuary on the Main Floor has occupant load exceeding 49 per Sheet 4-of-9. All egress <br /> doors from this space including doors not designated as egress shall open in the direction of <br /> egress travel. The swing for the southwest door shall be reversed. Encroachment of the door <br /> into the hallway shall not exceed the limits of IBC Section 1005.7.1. See IBC Sections 1010.1 <br /> and 1010.1.2.1, and Table 1010.2. <br /> 22.The interior stairway adjacent to the Foyer on Sheet 4-of-9 does not appear to include a <br /> continuous railing between the Lower and Main Floors. A railing complying with IBC Section <br /> 1014 shall be provided. See IPMC Section 307.1. <br /> 23.The existing ramps at the main entrance on the north side of the building will provide the <br /> egress path for a portion of the addition. Sheet 4-of-9 indicates that portions of the ramps do <br /> not provide handrails on one or both sides. Handrails shall be provided on both sides per IBC <br /> Section 1012.8. See IEBC Section 1101.1. <br /> 24.The building has multiple spaces used for assembly occupancies including the Sanctuary, Café, <br /> the Lower Floor dining area adjacent to the kitchen, and the combined classrooms on both the <br /> Lower and Main Floors. Occupant load signs shall be indicated on the plans at the main exits <br /> for each space and shall state"Maximum Room Occupancy Not To Exceed [Number] Persons". <br /> Documentation substantiating the maximum occupancy for each space shall be submitted for <br /> review. See IBC Sections 1004.1 and 1004.3. <br /> 25.The building has multiple spaces with assembly occupancies exceeding 49 including the <br /> Sanctuary, Café, the Lower Floor dining area adjacent to the kitchen, and the combined <br /> classrooms on both the Lower and Main Floors. All egress doors in these areas, including <br /> those not designated as egress doors, shall be provided with panic hardware. See IBC Section <br /> 1010.1.10. <br /> Accessibility: <br /> 26. Both floors appear to have aggregate areas exceeding 3,000 square feet and shall have <br /> accessible routes per Section 1104.4. The circulation path (i.e., stairs) is interior, and <br /> therefore an interior accessible route to the Lower Floor shall be provided per IBC Section <br /> 1104.5. It is noted that Sheet 3-of-9 indicates that the Lower Floor areas is below the limit. <br /> However, it appear that some areas of the lower floor, such as the crawl space and outdoor <br /> playground, may be omitted. In particular, the crawl space may be used as a storage area and <br /> shall be included. See the definition for"Area, Building"in IBC Section 202.
