The costs to <br /> improve accessibility are not required to exceed 20% of the remainder of the project per <br /> Exception 1. Work in the project scope incorporating accessible features (e.g., accessible <br /> bathrooms, ramps, etc.) qualifies as part of the accessible improvements. Documentation <br /> substantiating the accessibility improvements shall be submitted for review. See IEBC Sections <br /> 8806.1 and 1105.1. <br /> 28.The new bathrooms on both the Lower and Main Floor per Sheets 3-of-9 and 4-of-9, <br /> respectively, do not appear to be accessible, including but not limited to inadequate clearances. <br /> The bathrooms shall be revised. See IBC Section 1109.2. <br /> 29.The dimensions in the Restroom detail on Sheet 9-of-9 do not appear correct. The dimensions <br /> values generally appear larger than code requirements. The detail should be reviewed and <br /> revised as needed. See IBC Section 1101.2 and ICC A117.1-09 Chapter 6. <br /> 30.The Lower Level on Sheet 3-of-9 includes to inaccessible bathrooms. Signs indicating the route <br /> to the accessible bathrooms shall be provided. See IBC Section 1111.2 Item 2. <br /> 31. Sheet 4-of-9 appears to show a single drinking fountain adjacent to the bathroom. A minimum <br /> of two drinking fountains are required per IBC Section 1109.5.1 unless a single fountain with <br /> two spouts is provided per Exception 1. The requirements for the drinking fountain shall be <br /> clarified and revised as needed. <br /> Energy: <br /> 32.The notes on Sheet 9-of-9 for the WSEC appear to indicate that the project has been using the <br /> Prescriptive requirements of Section 402. Alternatively, documentation substantiating the <br /> design complies with the Total Building requirements of Section 407 shall be submitted for <br /> review. The selected approach should be stated in the notes. Note that the use of the <br /> Prescriptive requirements is presumed for the comments below. See WSEC Section 103.2. <br /> 33. Section B/6-of-9 specifies dense batt insulation with an R-38 rating between the roof joists. <br /> Insulation placed between the joists must have a minimum rating of R-49, or the R-38 rated <br /> insulation must be continuous and placed above the roof deck. The design should be revised. <br /> See WSEC Table 402.1.3. <br /> 34.The thermal conditions have changed for the south basement wall of the existing building at <br /> the new crawl space. The existing wall must be provided with insulation complying with WSEC <br /> Table 402.1.3. The insulating wall may be provided in the crawl space. See IEBC Section <br /> 811.1. <br /> 35. Section F/6-of-9 shows a section through the floor framing over the crawl space. Insulation <br /> with a minimum R-30 rating shall be provided between the floor joists. See WSEC Table <br /> 402.1.3. <br /> 36.The west wall of the crawl space on Sheet 2-of-9 separates a heated and unheated space.
