View Ridge Community Church
Plan Check Number: B1803-040, First Review
May 25, 2018
5. The project includes work that will be performed on the premises of fabricators'shops. Special
inspections are required to be performed by the fabricators unless they are registered and
approved to perform work without special inspections. The General Structural Notes on Sheet
S-1 should be revised to list work being performed by approved fabricators. Work not being
performed by approved fabricators should be added to the list of special inspections. See IBC
Sections 1704.2.5, 1704.2.5.1, and Section 1704.5 Items 1 and 2. The following work shall be
specified in the notes:
a. Concrete reinforcement fabrication and bending (IBC Section 1705.3)
b. Metal plate-connected wood trusses (IBC Sections 2303.4.6, and 2303.4.7).
6. Geotechnical observations should be performed for this project as recommended in the
geotechnical report by Associated Earth Sciences, Inc., dated August 29, 2016, in Section 14.0
Project Design and Construction Monitoring A list of the required geotechnical observations
should be provided in the General Structural Notes on Sheet S-1. See IBC Sections 107.1 and
107.2.1. The following is a summary based on a review of the construction drawings and the
geotechnical report:
a. Site grading (IBC Section 1804.4).
b. Movement monitoring of adjacent structures (IBC Sections 1803.5.7 and 1804.1).
c. Installation of permanent subsurface drainage system (IBC Section 1805.4)
d. Placement and compaction of structural backfill (IBC Section 1803.4).
7. The structural drawings include work that has been deferred by the structural engineer. A
statement of deferred submittals shall be added to the General Structural Notes on Sheet S-1
listing work designated as deferred submittals. The note shall include a statement requiring
the engineer-of-record to review deferred submittals for conformance with the construction
documents. See IBC Sections 107.2.1, 107.3.4, 107.3.4.1, and 107.4. The following is a
summary based on a review of the construction documents:
a. Metal plate-connected wood trusses (between Wall Lines C-D/2-3).
b. Double laminated drag truss (at Wall Line C/2.3-2.7).
8. The"Design Criteria"section of the General Structural Notes on Sheet S-1 provides the
earthquake design data. See IBC Sections 1603.1.5 and 1613.1. The following comments
should be addressed:
a. The data should identify the lateral force resisting system as wood-framed shear walls.
b. The"Lateral Analysis"section of the structural calculations states an overstrength factor of
0=2.5. This should be included in the design data.
c. Continuing with the previous comment, it appears W is based on ASCE 7-10 Table 12.2-1
and Footnote"g"allowing a 1/2-reduction for flexible diaphragms. The flexible diaphragm
assumption should be stated in the data.
9. The"Foundations and Retaining Walls - Concrete" section of the General Structural Notes on
Sheet S-1 specifies a concrete strength less than 4,500 psi. The project appears to include
concrete elements that are exposed to freeze-thaw cycles, and qualify as Class F2 concrete per
ACI 318-14 Table 19.3.1.1. Per ACI 318-14 Table 19.3.2.1, the minimum concrete strength for
Class F2 concrete is 4,500 psi. The minimum concrete strength on Sheet S-1 should be revised
as required.
