See IBC Section 107.2.1 The <br /> following comments should be addressed: <br /> a. The schedule specifies connection hardware identified as"SD"and "SB". These terms <br /> should be included in the"Abbreviations and Acronyms"schedule on Sheet S-1. <br /> b. The structural notes do not appear to specify the required materials for the SB5/8"and <br /> threaded rod anchor bolts. The notes should be revised. <br /> 11. Sheets S-4 and S-5 are identified as"Lower Floor Plan"and "Main Floor Plan", respectively. <br /> The Sheets appear to show the main floor and roof framing, respectively. The sheet labels <br /> should be revised for clarity. See IBC Section 107.2.1. <br /> Foundation System: <br /> 12.The depths of the footings on Sheet S-3 should be specified. Specified depths should <br /> reference the top or bottoms of the footings. Note that the continuous, spread, and retaining <br /> wall footings do not have a uniform thickness; footing depths should be specified accordingry. <br /> The minimum depth should not be less than 18 inches for frost protection per Section 11.0 <br /> Foundations of the geotechnical report. See IBC Sections 1603.1 and 1809.5. <br /> 13. Section 4.1 Stratigraphyof the geotechnical report states that the upper 2.5 to 3 feet of soil <br /> consists of unsuitable fill material. The foundations should bear on competent soil below the <br /> fill. Alternatively, a note should be added to the"Foundations and Retaining Walls"section of <br /> the General Structural Notes on Sheet S-1 requiring removal and replacement of the existing <br /> fill with compact structural fill. See IBC Sections 1603.1.6 and 1804.6. <br /> 14.The new foundations connect to the existing foundations at multiple locations. Documentation <br /> verifying that the existing foundations are compatible with the proposed depths for the new <br /> foundations should be submitted for review. Where the depths of the new foundations are <br /> lower than the existing foundations, the design shall be revised. See IBC Section 1604.1 <br /> 15. Continuing with the previous comment, where the depths of the new foundations are lower <br /> than the existing foundations, the design shall require protection of the existing foundations <br /> against movement. A note should be added to the"Foundations and Retaining Walls"section <br /> of the General Structural Notes on Sheet S-1. See IBC Section 1804.1. <br /> 16.The addition includes retaining walls and building foundation walls that retain soil at the north <br /> and south ends. The top-of-wall elevations are not clear and should be specified on the <br /> drawings. See IBC Section 1603.1. <br /> Gravity System: <br /> 17.The addition includes a small transitional area between the west and south sides. The Main <br /> Floor and Roof framing in this area are not specified. The plans should be revised to clarify <br /> the required framing. See IBC Section 1603.1. <br /> 18.The Main Floor and Roof framing include a line of PSL-beams supported on wood posts per <br /> Detail BOB/S-2. The detail specifies to perform a 3/4-inch depth cut through beams that are <br /> continuous over the support.
