Compatibility of proposed structures and improvements with surrounding properties, including <br />the size, height, location, setback and arrangement of all proposed buildings and facilities, <br />especially as they relate to light and shadow impacts on more sensitive land uses and less <br />intensive zones. <br />Finding: The structure is atypical utility pole with attached conduit. The slim profile will not generate <br />significant impacts with respect to light and shadow. It replaces an existing utility pole at the same <br />location. <br />Supporting equipment will be screened from view from the street and nearby properties by an existing <br />solid wood fence. <br />6. The number, size and location of signs, especially as they relate to more sensitive land uses. <br />Finding: Small informational signs will be placed on the fence on the north side of the equipment. <br />Given their small size and orientation, the visibility of these signs from the street and nearby properties <br />will be limited. <br />i. The landscaping, buffering and screening of buildings, parking, loading and storage areas, <br />especially as they relate to more sensitive land uses. <br />Finding: Existing solid wood fencing will screen the ground mounted equipment from nearby <br />residential properties. There is a strip of land between the fence and sidewalk which does not have any <br />landscaping. <br />8. The generation of nuisance irritants such as noise, smoke, dust, odor, glare, visual blight or <br />other undesirable impacts. <br />Finding: The facility will not result in any new fighting, and pole installed equipment will be painted <br />brown with a non -reflective, non -glare matte finish. The on -site generator will operate only during <br />emergencies and periodic tests. <br />9. Consistency with the goals and policies of the Everett General Plan for the area and land use <br />designation in which the property is located. <br />Findin : The site is designated 2.1 Schools/Churches on the City of Everett's Comprehensive Plan <br />map. <br />10. Compliance with the provisions of this Ordinance and other City, State and Federal regulations. <br />Finding: All applicable building and associated permits must be obtained for the proposal prior to <br />construction. <br />11.
