a. The Contractor shall develop, promote and increase player participation at the <br /> courses with programs that serve golfers of all skill levels, ages and <br /> background. <br /> b. The Contractor will provide a year-round instructional program for families, <br /> senior citizens, adults and juniors. <br /> c. The Contractor is responsible for optimizing revenue opportunities throughout <br /> the year by providing golf programs to multiple target segments. <br /> d. The Contractor is responsible for promotion of Parks' Junior Club Program (aka <br /> Joe Richer Junior Club),promotion and management of the Joe Richer Junior <br /> Club Golf Tournament and working with Program Board members. <br /> 5. Tournaments and Leagues <br /> a. The Contractor will solicit, promote and schedule an optimum number of <br /> tournaments, outings and league play that help to increase course utilization and <br /> revenue while balancing group play against the demand for golf by other <br /> customers by hour, day,week, and season. <br /> 6. Building and Maintenance Services <br /> a. The Contractor shall keep clean and maintain the Premises in accordance with <br /> Exhibit B, including but not limited to,the clubhouses, storage spaces,rental <br /> hall,restrooms, connecting foyers,patios, dumpster locations, golf car rentals, <br /> restaurants, and all buildings, structures, improvements, walkways, hardscape <br /> areas adjacent to buildings, fixtures, equipment and utility systems which may <br /> now or hereafter exist on or in the Premises, in good, operable, usable and <br /> sanitary order and repair and in a good, safe condition throughout the term of <br /> this Contract,providing for such repairs, replacements, rebuilding and <br /> restoration as may be required in compliance with this Contract. The cost of <br /> such repairs and restoration that are incurred by the Contractor will be <br /> considered a Direct Cost unless they constitute a Capital Expenditure. Such <br /> repairs will be subject to Washington State Prevailing wage laws. The <br /> Contractor shall not be responsible for grounds and landscape maintenance <br /> which shall be the responsibility of the City. <br /> b. All such replacements, rebuilding and restoration, but not repair, shall be <br /> approved by the City prior to implementation,which approval shall not be <br /> unreasonably withheld. <br /> c. The Contractor shall have complete responsibility for maintaining all fire <br /> extinguishers, AED units and all other equipment as required by state and local <br /> codes. <br /> d. The Contractor shall be responsible for the opening and locking of golf course <br /> gates when the courses' open and close. The Contractor shall arm and disarm <br /> 6 <br />
