Other comments provided in this review are based on demonstrating <br />compliance with the IBC. <br />2. The construction drawings do not include material requirements for the structural systems. <br />Material properties, connection requirements, fabrication and coating requirements, and other <br />information required to perform the structural work should be specified in accordance with the <br />following design standards: <br />a. Concrete: IBC Sections 1901.5. <br />b. Wood: IBC Section 2306.1 and AWC NDS-15. <br />The construction drawings indicate that the plan dimensions for the awning are 8 feet by 28 <br />feet. However, the position of the posts and framing spans are not clear. In addition, the <br />posts appear to pass through the structure for the existing deck. Framing plans for both the <br />plans and the existing deck should be submitted for review. The plans should be drawn to - <br />scale and include dimensions for the extent of the framing. See IBC Sections 107.2.1 and <br />1603.1. <br />4. Continuing with previous comment, it appears that the existing deck framing may be supported <br />by the new posts. Sections and details clarifying the intended construction should be submitted <br />for review. If the new posts are not supporting the existing structure, an additional foundation <br />plan should be included showing the existing and new foundations. See the previous comment <br />for additional information. See IBC Sections 107.2.1 and 1603.1. <br />Foundation System: <br />5. The proposed post foundations appear to be located in close proximity to the existing house <br />foundations. The existing foundations should be shown in the building section and verified to <br />not impact the existing structure. See IBC Section 1804.1. <br />6. The project includes wood posts embedded concrete encasements. The posts should be <br />pressure -treated wood. Cut ends should be coated with a preservative treatment complying <br />with AWPA U1. with It is recommended that the foundations specify a minimum 3-inch concrete <br />cover to the wood surfaces on all sides. See IBC Section 2304.12.3.1. <br />Gravity System: <br />7. Calculations should be submitted substantiating the design of the structural framing. The <br />design should consider the applicable load combinations per IBC Section 1605 for the combined <br />effects of dead, live, snow, wind, and seismic loading. Loads from the existing deck should be <br />included where supported by the new posts and foundations. See IBC Sections 1604.1, 1604.2, <br />and 1604.4. The evaluations should include, but are not limited to: <br />a. Foundations. <br />b. Posts. <br />c. Glulam beams, including cantilevers. <br />d.
