The proposed project appears to include additional work that is not clearly shown. Revised <br />plans, including sections and details, should be provided. See Section R106.1.1. The following <br />locations should be addressed: <br />a. The staircase at the north side of the house. Work should not be identified as optional. <br />b. Staircase at the center of the house. Note that this is not shown in the plans on Sheet A2. <br />c. The detail identified as "Arbor Over Living Window" on Sheet A4. The location and size of <br />the arbor should be shown in the plans, and a detail reference provided. <br />Architectural <br />1. The "Exterior Stair Detail" on Sheet A3 appears to indicate a landing is provided at the base of <br />the stairs shown in the "Deck Framing Plan". The extent of the landing should be shown in the <br />plan to comply with Section R311.7.6. <br />2. Details should be provided for the construction of the guards for the deck and exterior stairs. <br />The guards should comply with Section R312.1. See additional structural comments below. <br />3. The stairs should be provided with handrails per Section R311.7.8. <br />4. The "Exterior Stair Detail" on Sheet A3 specifies a maximum 7-inch rise. The detail should <br />specify that the stair rise should be uniform for all steps, including the bottom step at the <br />landing. See Section R311.7.5.1. <br />5. The deck roof appears to be enclosed and extend over the existing roof. The new and existing <br />roofs Should be provided with eave vents to provided ventilation. See Section R806. <br />Structural <br />The proposed design for the exterior deck requires additional information. See Section 106.1.1. <br />The following comments should be addressed: <br />a. The main deck posts should be clarified as continuous or jointed at the deck floor. A detail <br />showing the connection should be provided if the posts are jointed. <br />b. The post sizes and deck connections at the stairs are not specified. <br />c. The beam as the upper stair landing is not specified. <br />d. Additional sections and details should be provided for the stairs at the intermediate support <br />and connections to the deck structure. <br />e. The deck joists should be provided with blocking per Section R507.5.1. <br />f. The deck should be laterally fastened to the house on two sides per Section 507.2.
