The "Typical Deck Wall Section" on Sheet A4 appears to include a connection for the guard to <br />the double rim joist, which does not occur on the south side of the deck as shown. The <br />following comments should be addressed: <br />a. Details for the connections of the guards to the deck and stairs should be provided. The <br />details should address all conditions. See Section R106.1.1. <br />b. The guards should be designed for the out -of -plane loads per Table R301.5, including but <br />not limited to the horizontal framing and connections between the posts, the posts and <br />connections to the supporting framing, and the supporting framing and their connections to <br />other framing. Calculations substantiating the design should be submitted for review. <br />3. The "Typical Deck Wall Section" on Sheet A4 specifies engineered truss that appear to extend <br />over and are partially supported by the existing roof structure. The following comments should <br />be addressed: <br />a. Design loads for the roof trusses should be specified in the plans. See Table R301.5 and <br />Section R802.10.1. <br />b. The required spans and support locations should be specified. See Section R802.10.1. <br />c. The design of the trusses should be identified as a deferred submittal. The construction <br />drawing should include a requirement for the designer -of -record to review and verify <br />conformance of the truss design with the permitted construction drawings prior to <br />construction. Drawings should not be submitted to the CoE for review. See Section <br />R802.10.1 <br />4. The "Roof Framing Plan" on Sheet A3 and the "Typical Deck Wall Section" on Sheet A4 indicate <br />that the existing roof structure will provide support for new engineered trusses or overframing. <br />Structural framing plans showing the load path supporting the new work should be included in <br />the construction plans. Structural calculations substantiating the ability of the existing structure <br />to support the new weight in addition to other required loads should be submitted for review. <br />See Section R301.1.3, and IBC Sections 1604.1, 1604.2, and 1604.4. <br />5. The proposed modifications to the west covered porch shown on Sheet A3 are not clear. A <br />structural design should be provided per Section R301.1.3 where the design does not comply <br />with Chapter 8. See Section R106.1.1. The following comments should be addressed: <br />a. The proposed work appears to include demolition and reframing of part of the existing roof. <br />The note stating "Remove existing roof and patch as required" is not sufficient. A <br />demolition plan should be provided. The existing and new framing should be clearly <br />delineated on Sheet A3. <br />b. The required framing and load paths are not clear. The support of the 6x8 beams at the <br />existing walls, and connections to supports at both ends are not indicated. The support of <br />the 2x6 ridge beam at both ends is not clear; the roof is prone to splaying at the west end. <br />The 2x6 joists appear discontinuous at the 6x8 beams, and connections are not specified. <br />Additional framing may be required. <br />c. Sections through the roof and details should be provided clarifying the required <br />construction. <br />d. The roof sheathing appears to be plywood or OSB. This material does not have sufficient <br />strength to cantilever 2 feet on the west side.
