Mr. Dante Palmaffy <br />Plan Check Number: B1908-010, First Building Review <br />September 6, 2019 <br />15. The floor plan appears to show accessible restrooms. See IBC Section 1102.1, and references <br />below to ICC A117.1-09 unless noted otherwise. The following comments shall be addressed: <br />a. Show accessible clearances per Sections 603, 604.3, and 606.2. <br />b. Modify the grab bars per Sections 604.5.1 and 604.5.2, and Figures 604.5.1 and 604.5.2. <br />The grab bars do not appear to comply with all requirements. <br />c. Provide water closet seat height dimension per Section 604.4. <br />d. Locate the water closet flush control on the open side per Section 604.6. <br />e. Provides signage per IBC Section 1111.1. <br />16. The Site Plan on the cover sheet does not show the accessible parking spaces. See IBC Section <br />1101.2. The following comments shall be addressed: <br />a. The accessible parking shall comply with IBC Sections 1106.1 and 1106.5. The parking <br />spaces shall comply with ICC A117.1-09 Section 502. <br />b. Accessible parking spaces shall be provided with signage per IBC Section 1111.1 Item 1. <br />The signs shall comply with ICC A117.1-09 Section 502.7, including additional requirements <br />for van -accessible spaces. Details specifying the requirements for the signs shall be <br />provided. Note that the requirements to provide signs are not exempt where painted <br />accessible symbols are provided on the parking surface. <br />Miscellaneous: <br />17. The floor plan appears to include additional walls that are not identified as new construction. <br />Walls in question include, but are not limited to, the wall along the cashier counter and the <br />walls created a storage area for the adjacent suite in the southwest corner of the dining area. <br />All new walls shall be identified on the drawings. Details for the required construction of the <br />walls shall be provided. See IBC Section 107.2.1. <br />18. The floor plan shows two single -occupant restrooms. The restrooms shall be provided with <br />interior locking hardware. Existing hardware shall be identified on the plans where it occurs. <br />See IBC Section 1210.3.1 Exception 1. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
