6. Continuing with the previous comment, separate restrooms appear to be required per IBC
Section 2902.2. The occupant load appears to exceed 15 and does not comply with
Exception 2.
• Exception 2 not required. Occupancy does not exceed 15. See Occupancy
Calculations Table, Sheet 1 of 3.
• Both restrooms will be designated unisex.
7. Continuing with the previous comment, both restrooms are required to be accessible per
Chapter 11.
• Both restrooms are accessible per Chapter 11. Field measurements have been
taken, correct layout has been shown on Sheet 1 of 3, with details on Sheet 3 of 3.
8. The modified space is required to be accessible per IBC Chapter 11. Additional
dimensions or clarifications should be performed to verify.
• Facility is fully accessible.
• Front door is fully accessible. Proper clearance and automatic entrance and exit
openers are in place and functioning properly.
9. Accessibility improvements are required per EBC Section 705.2. Potential inaccessible
areas include the bathrooms and the main entrance.
• Facility is fully accessible.
i. Both bathrooms are fully accessible and will be designated unisex.
ii. The main entrance is fully accessible.
1. Front of building is structural stone. Cutting the exterior stone
to achieve 18" clearance on either side of the public entry is not
feasible.
• Will follow up on van accessible parking. It may not be feasible because of drive
through width encroachment.
i. Van accessible parking narrows the drive -through alleyway to 10' in
width, while the city appears to require 12' in width for commercial
properties. Unless there is a way to get a variance, this option is not
feasible.
10. The salon appears to include additional nail salon and other non -hair stations. Localized
exhaust ventilation may be required per the IMC.
• No nail salons are planned. All stations are hair related: Fair cutting station,
hair washing station, hair drying station.
RESPONSE TO ADDITIONAL NOTES OF March 1, 2021:
• The apparent accessible restroom, located towards the front of the space, has a door that
opens outward. This appears to comply with the accessibility requirements provided that
a door closer is not provided. If a closer is provided, then the door requires a minimum
clearance on the handle side of 12" to wall face.
• After field verification, the door swing was incorrect on the plans due to
conflicting photographic information. Customer has field verified March 1st,
2021 and I have corrected the drawings to show the actual door swing on
Sheet 1. Existing installation has a door closer and exceeds 12" handle
clearance requirements.
• The sinks should be provided with pipe protection.
