The project involves Level 2 Alterations to the space per IEBC Chapter 8. Accessibility <br />S improvements per IEBC Section 705.2 shall be included in the project. Where the space is <br />made to be less than fully -accessible per one of the exceptions, documentation substantiating <br />the limited accessibility improvements shall be submitted for review. See IEBC Section 806.1. <br />16. The Toilet Plans and Elevations on Sheet 1-of-2 shall be revised to specify the following <br />information. See IBC Section 1101.2. <br />a. The toilet seat height shall be between 17 and 19 inches above the floor per ICC Al17.1-09 <br />-iM,(� �Section 604.4. <br />eiLu; d _4 {-CS b. The accessible urinal height shall not exceed 17 inches above the floor per ICC A117.1-09 <br />Section 605.2. <br />c. Exposed pipes shall be insulated or otherwise provided with protective covers per ICC <br />A117.1-09 Section 606.6. <br />d. The sink height shall not exceed 34 inches above the floor per ICC A117.1-09 Section <br />606.3. <br />e. The accessible toilet in the men's restroom is floor -mounted. The inside clearances for the <br />toilet compartment shall be 60 inches wide by 59 inches deep. Clearances shall be <br />measured wall face -to -wall face, not to the center of the compartment walls. The <br />compartment does not clearly provide the minimum required clearances and shall be <br />revised as needed. The minimum clearances shall be specified. See ICC A117.1-09 Section <br />604.9.2.1 and Figure 604.9.2(b). <br />f. Flush controls for the toilets shall be located on the open side of the toilet compartment per <br />ICC A117.1-09 Section 604.6. <br />17. The restrooms shall be provided with signs indicating that they are accessible. See IBC Section <br />l�f 1111.1 Item 4. The signs shall comply with ICC A117.1-09 Section703.1. See IBC Section <br />1101.2. <br />18. The latch -side of the door for Office 3 appears to be located within 12 inches of a building <br />column protruding from the wall surface. Doors with front approaches shall have a minimum <br />h�v�yCA clearance on the latch -side of 12 inches where a latch and closer is provided. The door <br />location shall be revised as needed. See IBC Section 1101.2, and ICC A117.1-09 Section <br />404.2.3.2 and Figure 404.2.3.2(b). <br />Energy: <br />19. The Partial Floor Plan on Sheet 1-of-2 shows new windows in the north and west exterior walls <br />IWkJ , of the building. The drawings shall specify the windows have a maximum insulated rating of <br />U=0.3. See WSEC-15 Table C402.4. <br />Miscellaneous: <br />20. The Partial Floor Plan on Sheet 1-of-2 shows a new window to be installed in an existing wall <br />opening on the north exterior wall of the building.
