The existing occupancy should be A-2, not A-3 as stated. In addition, the <br />drawings appear to indicate that the primary use of the space is for food and drink <br />consumption, which is also a A-2 occupancy. The notes should be revised to state the existing <br />and proposed occupancy is A-2. See IBC Section 303.3. <br />2. The "Tenant Improvement Plan" notes on Sheet 1-of-2 state the building construction as Type <br />V. Based on record documents for the building, the construction is IIIB. The notes should be <br />revised to state the correct construction. See IBC Section 107.2.1. <br />3. The construction drawings appear to state the project address as 1212 California Avenue. The <br />project address is 2804 Grand Avenue. The drawings should be revised to state the correct <br />address. See IBC Section 501.2. <br />4. Work on existing structures shall comply with the IEBC. The IEBC provides three alternative <br />methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the Work <br />Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The method <br />selected for the project should be specified in the General Notes on Sheet 1-of-2. A statement <br />should be provided clarifying the types of work that are included in the project (e.g., repairs, <br />additions, change of occupancy, etc.) and referencing the appropriate IEBC sections. The <br />comments provided herein presume the project will comply with the Work Area Method of <br />Chapter 5. Based on a review of the construction drawings, the proposed project appears to <br />include the following work: Level 2 Alternations (Chapter 8). Additional and alternative types <br />of work required for the project shall be identified by the designer -of -record. Additional <br />comments may be pending. See IBC Section 301.1. <br />Fire Protection: <br />5. Record documents for the building indicate that other spaces with the building are occupancy <br />class B and M. The proposed space is A-2. Records do not show that the entire building has <br />been designed as an assembly occupancy. The space should be designed as a separate <br />�f ;r� occupancy within the building. The floor above and walls shall have a minimum 1-hour rated <br />�n�Qc�l�!v�C', construction separated the space from the adjacent spaces. Note that the elevations and <br />ceiling plan appear to indicate to most of the structural floor framing above is exposed. The <br />design shall be revised. See IBC Table 508.3. <br />Egress: <br />6. The occupant load in the "Tenant Space Data" schedule on Sheet 1-of-2 considers the Entry, <br />4tM11JA+ Food Service Area, and Hallway 2 as separate spaces from the General Table Area.
