Details for the wall <br />construction, including top and bottom connections, should be provided. The walls should <br />provide a water -tight weather barrier. Framing and connections should be capable of resisting <br />wind loads per IBC Section 1613.1. The walls should be insulated per WSEC-15 Section C503.1 <br />and Table C402.1.3. See IBC Section 107.2.1. New wall infill details are included on Sheet A-3 <br />and are referenced on the plan in their applicable locations. <br />MTIQ GTV1 GTVIZ.rI-f�..V{iI�J1I I.IIV <br />2. Continuing with the previous comment, the plans appear to show infill of two existing exterior <br />doors on the west and north sides of the building. The intent is not clear and should be <br />clarified. See IBC Section 107.2.1. The building is tilt -up concrete construction; the infill <br />openings are existing openings that the new details are applicable at all locations. They are <br />also referenced on the plan. <br />3. The project involves Level 3 Alterations to the building per IEBC Chapter 9. Accessibility <br />improvements per IEBC Section 705.2 should be included in the project. Potentially inaccessible <br />elements include, but are not limited to, the bathrooms, exterior sidewalk ramps, entryway <br />doors, drinking fountains, and parking including striping and signage. Where the building is <br />made to be less than fully -accessible per one of the exceptions, documentation substantiating <br />the limited accessibility improvements should be submitted for review. Where Exception 1 is <br />used, the documentation should itemize the improvements and estimated cost of work <br />associated with each item. See IEBC Section 906.1. The existing exterior sidewalks, ramps, <br />entryway doors, parking, striping and signage will receive no new work and should be ADA <br />compliant per the Mall complex ownership.. Interior ADA improvements are as noted in <br />subsequent comments. <br />4. The project includes two new accessible restrooms per the New Floor Plan on Sheet A-3. See <br />IBC Section 1101.2. The following comments should be addressed: <br />a. The restrooms do not provide a minimum 60-inch side clearance for the water closet. See <br />ICC A117.1-09 Section 604.3.1. Water closet placement has been revised to provide <br />clearance. <br />b. The restrooms include latches and closers per Plan Note 3. The doors should comply with <br />the maneuvering clearances per ICC A117.1-09 Figure 404.2.3.2. Note that the east <br />restroom does not provide the minimum 12-inch clearance per Figure (b). East restroom <br />door has been adjusted to provide proper clearance. Door approach is outlined on floor <br />plan. <br />5. The New Floor Plan on Sheet A-3 shows a new drinking foundation as required by IBC Section <br />2902.5.1. See IBC Section 1101.2. The following comments should be addressed: <br />a. The drinking foundation should be accessible per IBC Section 1109.5.1. A minimum of two <br />foundations should be provided unless a single foundation satisfies one of the exceptions. <br />b. The drinking foundation requires a T-shaped access per ICC A117.1-09 Section 304.3.2, and <br />Figures C304.3.2(b) and C602.2(b). The recess for the drinking fountain should not exceed <br />24 inches; it is currently at least 42 inches.
