22. A TDM plan shall be required for the existing Compass Health building at 3322 Broadway to release <br />the parking easement currently in place so the existing parking lot can be used to meet the 3301 <br />Lombard project's parking requirements. This TDM plan can be completely independent of the TDM <br />plan for the proposed development at 3301 Lombard Ave. Documentation of existing TDM efforts at <br />the 3322 Broadway site may fully meet this requirements. Frontage/roadway/pedestrian/bicycle improvements shall be provided on all frontages as required <br />to comply with City standards. <br />24. Any broken or damaged sidewalk/ public right-of-way shall be repaired/ replaced in accordance with <br />current City of Everett Standards and per the City Public Works Inspector. <br />25. All roadways must meet City of Everett Standards. <br />26. All sidewalks, ramps, signalized crosswalks, and driveways shall comply with accessibility standards <br />and City of Everett Standards current at the time of construction. <br />27. All traffic control markings and devices on driveways within 50' of the right-of-way shall be MUTCD <br />compliant. <br />3 28.28. For all parking that is to be used to support the proposed project, the parking layout must be <br />consistent with current City of Everett Standards (Drawing #340) and/or modified parking garage <br />standards per the Traffic Engineering Division, including but not Limited to parking aisle widths and <br />parking stall dimensions. This parkinshall be shown on the civil plans as it is associated with the <br />pro osed project. <br />(29)The frontage improvements including sidewalks and landscaping shall be coordinated between civil, <br />architectural, and landscape plans. All site plans shall match before approval will be granted. For the <br />REVII review, the civil plans' frontage improvements on 33rd St do not match the architectural plans, <br />of which have been heavily coordinated between the design team and the City. The civil plans shall <br />be revised accordingly prior to permit application submittal. <br />30. ,A performance guarantee is required on the public improvements for an amount not less than 120% <br />of the cost of construction for those improvements. <br />31. A 1-year Warranty Bond in the amount of 10% of the construction costs for all public improvements <br />shall be submitted to the City prior to final approval/close out of the permit. <br />32. A 2-year Warranty Bond in the amount of 10% of the construction costs for all Stormwater <br />Infrastructure shall be submitted to the City prior to final approval/close out of the permit. <br />33. As-builts of storm sewer, sanitary sewer, and water systems are required to be submitted per <br />current City of Everett Design and Construction Standards and Specifications for Development <br />Page 8 of 10 <br />Project No. REV1119-015 <br />EVERETT <br />
