6. Street trees are required in the landscape/furniture zone along 331 Street. A minimum of trees are <br />required. <br />7. Landscaping Maintenance Assurance: A 2 year landscaping maintenance assurance device must be <br />provided for the landscaping per EMC 19.35.130.E of the Zoning Code prior to final inspection. <br />8. The open space fee -in -lieu must be paid prior to permit issuance. <br />9. Fences, rockeries and retaining walls shall be designed per EMC 3.9.39.070 and EMC 19.20.240. <br />10. Garbage/Dumpster Location. EMC 19.39.080. Garbage receptacles, dumpsters, and recycle bins shall <br />be provided in all multiple -family developments and shall not be located in a required front setback <br />area, or street side setback area for corner lots. Screening. All garbage dumpsters and recycle bins <br />must be screened from view from the street and from adjacent properties. This screening may be <br />done using dense vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br />11. Sign Category B applies to the site and it is found in EMC 19.36 and the sign requirements in EMC <br />19.20.830. Permits for signs are issued separately from construction permits with Permit Services. <br />Public Works Comments —Sabrina Fandler — 425.257.7813 <br />1. The official address assignment for this project is 3301 Lombard Ave. This address shall be used on <br />ail permit applications and construction documents. <br />2. Construction permits, inspections and final approvals are required for this project from City of <br />Everett Permit Services. <br />3. A Demolition Permit for each building being removed will be required to be obtained from the <br />Permit Counter prior to any demolition work. All existing water services will need to be <br />disconnected at the meter prior to demolition. For all existing side sewers serving the property, a <br />Utility Permit for Side Sewer Cap -Off must first be obtained from the Permit Services Counter prior <br />to demolition of the building. Side sewers shall be capped at the property line of the subject <br />property. <br />4. A Public Works Permit is required for this project. Detailed drawings in accordance with the current <br />City of Everett Design and Construction Standards and Specifications for Development shall be <br />submitted to the Permit Services counter, showing site grading, paving, landscaping, utilities, storm <br />drainage, temporary construction erosion and sedimentation control (TESC), and all improvements <br />in the public right-of-way. Permit Services approval of these drawings is required prior to any <br />permits being issued. All improvements shall be completed, approved, and warranted before the <br />Occupancy Permit is issued/final approval is granted. <br />S.
