All proposed
heating system locations are shown on A2.1.
8. The building should be provided with a system supply hot water per IRC
Section R306.4. The location and type of system should be specified in the
drawings. Seismic restraints should be specified for tank water heaters per
IRC Section M1307.2.
Response: Tankless water heater is proposed and is shown on A2.1.
9. The building should be designed to comply with the additional energy
efficiency requirements of WSEC Section R406. The architectural drawings
should include a schedule listing the selected energy credits for the proposed
project. Note that the attic space is within the building envelope and not
separated from the habitable space by insulation, and therefore counts as
part of the conditioned space. Item 1 requiring 1.5 credits should be used.
See Section R502.1.
Response: Noted. Energy credits are selected and proposed. Please see
A1.1.
10.The Attic Floor Plan on Sheet A2.2 indicates a 6-inch step at entrance to the
Master Suite. This is not clearly shown in the plans and Section 2/A4.1. The
plans should clearly show this condition. An additional section at the
doorway should be provided. This condition should also be shown in the
structural framing plans. See Section R106.1.1.
Response: The 6-inch step location is revised and new building sections
are provided. Please see A4.2
11.The following comments should be addressed for the stairs:
a. The Attic Floor Plan on Sheet A2.2 indicates the lower run has a 39.5-inch
dimension including the center wall, which is presumed to be minimum
4.5-inch thick. This does not provide the required minimum 36-inch width
per Section R311.7.1.
b. Sections should be provided through both stair runs and intermediate
landing showing the minimum headroom per Section R311.7.2.
(206)432-11111 WWW.YENDES.COM
17
