A modification of the regulations of this <br /> ordinance when authorized by the Board after finding <br /> that the literal application of the provisions of this <br /> Ordinance would cause undue and unnecessary hardship in <br /> view of certain facts and conditions applying to a <br /> specific parcel of property. <br /> 36. Yard. An unoccupied space open to the sky, on the same <br /> lot with a building or structure. <br /> 37. Yard, Front. An open space extending across the full <br /> width of the lot, the required depth of which shall be <br /> measured horizontally from the front lot line to a line <br /> parallel thereto on the lot. <br /> 38. Yard, Rear. An open space extending across the full <br /> width of the lot, the required deb th of which shall be <br /> measured horizontally from the rear lot line to a line <br /> parallel thereto on the lot. <br /> 39. Yard, Side. An open space between the front and rear <br /> yards, the required depth of which shall be measured <br /> horizontally from the side lot line to a line parallel <br /> thereto on the lot. <br /> 40. Bulk Stations. Non-commercial greenhouses. <br /> 6. Rental of rooms of lodging only, limited to 2 <br /> roomers. <br /> 7. Special property uses (See Section 15.04.070) . <br /> 8. Churches, provided that the principal buildings <br /> shall be located 35 feet or more from any other <br /> lot in any Residential Zone. <br />
