C. MINIMUM LOT SIZE AND WIDTH dOl 754 ;'AGE Id <br /> No lot for single-family dwelling shall be less <br /> than 7000 square feet; nor shall be lot width <br /> be less than 60 feet. EXCEPTION: Where a lot <br /> has less area than herein required as shown by <br /> the last conveyance of record at the time of the <br /> passage of this ordinance, this regulation shall <br /> not prohibit one private dwelling and its accessory <br /> building on such lot. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ration <br /> of .30. <br /> E. YARD REQUIREMENTS : <br /> 1. There shall be a front yard having a depth of <br /> not less than 20 feet. <br /> 2. There shall be side yard on each side of a <br /> building having a depth of not less than 6 <br /> feet. <br /> 3. There shall be a rear yard having a depth of <br /> not less than 20 feet. <br /> 4. Corner lots shall provide for sight clearance <br /> as specified under Section 15.04.200. <br /> F. HEIGHT LIMITATIONS: <br /> No building shall exceed 35 feet above the average <br /> elevation at the loot of the building. <br /> G. OFF-STREET PARKING REQUIREMENTS: <br /> Off-street parking shall be provided as specified <br /> under Section 15.04.190. <br /> Section 15.04.160 C-2, heavy commercial-light manu- <br /> facturing zone. <br /> A. DECLARATION OF PURPOSE: <br /> The purpose and function of the C-2 Zone is to <br /> provide for and protect certain areas of the City <br /> for heavy commercial and light manufacturing pur- <br /> poses. <br /> B. PERMITTED USES: <br /> 1. R-2 Permitted Uses with R-2 standards. <br /> 2. R-4 Permitted Uses with R-4 standards. <br /> 3. B-3 Permitted Uses. <br /> 4. C-1 Permitted Uses. <br /> 5. Auto wrecking yards with sight obscuring fence. <br /> 6. Public transportation system terminals. <br /> 7. Bottling works for soft drinks only. <br /> 8. Dyeing and dry cleaning plants. <br /> 9. Launderies. <br /> 10. Machine shops. <br /> 11. Furniture manufacturing and repair. <br /> 12. Blacksmith, welding and metal fabricating shops. <br />
