Phase I Environmental Site Assessment Page 3 August 28,2020 <br /> 4808 Evergreen Way,Everett,Washington RGI Project No.2020-382-1 <br /> East of the Willamette Meridian. The King County tax parcel numbers for the Property are <br /> 00581900006300 & 00581900006500. <br /> 2.2 CHARACTERISTICS <br /> The Property and surrounding area slope slightly towards the east-northeast. <br /> Typical property use in the surrounding area is a mixture of residential and commercial <br /> properties. <br /> 2.3 GEOLOGY AND HYDROGEOLOGY <br /> USGS geologic information compiled by ERIS (Physical Setting Report, Appendix E) indicate that <br /> the Property is underlain by younger glacial drift, which is described as "Till. Hard, blue-gray to <br /> gray concrete-like mixture of clay, sand, and gravel deposited as end or recessional moraine. <br /> Principally Wisconsin in age." <br /> Groundwater flow direction beneath the Property is unknown. However, based on a review of <br /> regional topography,the inferred groundwater flow direction at the Property is towards the east- <br /> northeast. Well logs for the south-adjoining property (well logs for the Property, if available, are <br /> discussed in Section 6.5) indicate that depth to groundwater is approximately 57 to 60 feet below <br /> ground surface (bgs). <br /> 2.4 CURRENT USE OF THE PROPERTY <br /> The Property is currently occupied by a vacant former automotive sales and repair facility <br /> (Photographs 1 through 5, 11 through 18). <br /> 2.5 CURRENT USES OF ADJOINING PROPERTIES <br /> Current uses of adjoining properties are summarized below: <br /> North of the Property: Asphaltic parking lot (three tax parcels) and Commercial building <br /> beyond with The Thrifty Prospector, A Zen Spa Massage, and <br /> Everett Jehova Rapha church (Photographs 6 & 7). <br /> East of the Property: Evergreen Way with Les Schwab Tire Center and Chase Bank <br /> beyond (Photograph 8). <br /> South of the Property: Plant Envy indoor plant shop (Photograph 9). <br /> West of the Property: Multi-Family Residences (Photograph 10). <br /> The above adjoining properties are not likely to handle hazardous materials that could have an <br /> adverse effect on the Property. <br /> 3 PROVIDED INFORMATION <br /> Previous environmental reports, related documentation, or other pertinent information <br /> provided by the Client or the owner of the Property are either described below or described <br /> elsewhere in this Phase I ESA (as indicated).
