These listings are all related to a release from an underground fuel storage tank <br /> system that was first reported in 1990. Cleanup Site Details provided by Ecology for the Site <br /> indicates that contamination of soil is suspected from benzene and lead and confirmed above <br /> cleanup levels for non-halogenated solvents, diesel, gasoline, and petroleum-other. <br /> Contamination of groundwater is suspected from benzene, lead, non-halogenated solvents, <br /> gasoline, and petroleum-other.The property was granted an NFA in 2012, but the NFA status was <br /> rescinded in 2018. <br /> Given the media affected, former Brien Motors is not considered a REC at this time. <br /> Other properties within 1 mile of the Property were listed on various environmental regulatory <br /> databases. However, due to the nature of the database listings, media affected, contaminants of <br /> concern, property status,distance from the Property, and/or inferred groundwater flow direction <br /> relative to the Property, these other properties are not considered a risk to the soil and/or <br /> groundwater quality of the Property. <br /> 6.1.4 KNOWN OR SUSPECT CONTAMINATED RELEASE SITES WITH POTENTIAL VAPOR MIGRATION <br /> The ERIS report and additional databases were reviewed to identify nearby known or suspect <br /> contaminated sites that have the potential for contaminated vapor to be migrating beneath the <br /> Property. Based on the ASTM E 2600-10, Standard Guide for Vapor Encroachment Screening on <br /> Property Involved in Real Estate Transactions, known or suspected contaminated sites located <br /> within 0.10 miles, for petroleum contaminants, or 0.33 miles for other contaminants of concern <br /> were evaluated for their potential to migrate beneath the Property. If contaminated soil vapors <br /> from an up-gradient, known, or suspect contaminated site, online resources are reviewed to <br /> determine the extent of the contaminated plume at those sites. The following describes search <br /> distances for contaminated plumes of petroleum hydrocarbons and other contaminants of <br /> concern. <br /> Based on our review of the ERIS report information as indicated above, there no adjacent or up- <br /> gradient known, or suspect petroleum hydrocarbon impacted soil or groundwater plumes <br /> located within 0.10 miles of the Property except the following: Claremont Village Shopping <br /> Center. <br /> Based on our review of the ERIS report, there are no adjacent or up-gradient known or suspect <br /> contaminated soil or groundwater plumes located within 0.3 miles of the Property except the <br /> following: Brien Motors. <br /> 1Mi <br /> 1 �- <br /> RILEYGROUP <br />
