The property <br /> has remained essentially unchanged since then. <br /> 7.2.2 EAST OF THE PROPERTY <br /> Aerial imagery from 1941 indicates Evergreen Way was east of the Property at that time, with <br /> vacant land and recently cleared roadways beyond. By 1952 the land that would later be occupied <br /> by Claremont Village was cleared, and a large commercial building, gas station, and parking lot <br /> constructed as B&M Shopping Center. Between 1968 and 1972 the construction of Claremont <br /> Village Shopping Center was completed. Prior to 1990 the gas station was torn down and a new <br /> building constructed in its place that continues to occupy the property. The property has <br /> remained essentially unchanged since then. <br /> 7.2.3 SOUTH OF THE PROPERTY <br /> The first known development to the south-adjoining property was the construction of a <br /> commercial building by 1952, prior to which it was vacant undeveloped land. By 1968 the <br /> building was remodeled into its current configurations,and the property has remained essentially <br /> unchanged since. <br /> 7.2.4 WEST OF THE PROPERTY <br /> The first known development to the west-adjoining property was the construction of multi-family <br /> residences (MFRs) between 1956 and 1968, prior to which it was vacant undeveloped land. The <br /> west-adjoining property has remained essentially unchanged since the construction of the MFRs. <br /> 8 DATA GAPS <br /> 8.1 DATA FAILURE <br /> Data failure occurs when the information obtained from a review of the standard historical <br /> sources that are considered reasonably ascertainable still do not meet the objectives stated in <br /> ASTM E1527-13 Sections 8.3.1 through 8.3.2.2. Data failure is one type of data gap. <br /> Data failure was not encountered while conducting historical research for this Phase I ESA. <br /> 8.2 OTHER DATA GAPS <br /> A data gap is a lack of, or inability to obtain, information required by ASTM E1527-13. <br /> No data gaps were encountered during this Phase I ESA. <br /> 8.3 SIGNIFICANT DATA GAPS <br /> Significant data gaps are data gaps that impact the conclusion of this Phase I ESA. <br /> Significant data gaps were not encountered during this Phase I ESA. <br /> 9 FINDINGS AND CONCLUSIONS <br /> RGI has performed a Phase I ESA in conformance with the scope and limitations of ASTM E1527- <br /> 13 and 40 CFR 312 for the Evergreen Way Commercial Property located at 4808 Evergreen Way, <br /> Everett, Snohomish County, Washington. Any exceptions to or deletions from ASTM E1527-13 <br /> are described in Section 8. <br /> Based on our Phase I ESA findings, no evidence of RECs according to ASTM E1527-13 were <br /> identified in connection with the Property or its setting, except the following: <br /> 1MI <br /> 1 �- <br /> RILEYGROUP <br />
