Alternatively, the fire resistance is only required from <br /> the inside per Comment 1 if the existing siding is part of the original non-conforming <br /> construction. See IRC Table R302.1(1). <br /> 3. The Main Floor Plan on Sheet A1.1 indicates enlargement of the existing windows in the south <br /> exterior wall. In addition, the porch on the west side is being constructed and has an open <br /> south side. These conditions negate any previously established and approved non-conforming <br /> conditions, and the openings must comply with Table R302.1(1). It is noted that, based on <br /> discussions with the designer-of-record, the distance to the property line of 1'-9"on the Site <br /> Plan Sheet 1, dated May 12, 2020, may be incorrect; the actual distance may be larger. <br /> Revised site plans should be submitted verifying the FSD, and the area of the unprotected <br /> openings should be shown to comply. <br /> 4. Site Plan Sheet 1, dated May 12, 2020, indicates a north setback of line of 2'-0". It is noted <br /> that, based on discussions with the designer-of-record, the distance to the property may be <br /> less. However, the property appears to have an alley on the north side that provides at least a <br /> 5' FSD. The site plan should be revised and the FSD confirmed. The north wall will require 1- <br /> hour construction if the FSD is less than 5'. See IRC Section R106.1.1 and Table R302.1(1). <br /> 5. The southwest post at the porch is part of the south exterior wall. The construction is new and <br /> does not qualify as a non-conforming condition. The post is required to have a minimum one- <br /> hour fire protection. See IRC Table R302.1(1). <br /> 6. The west exterior walls at both stories are being completely rebuilt and do not qualified as a <br /> repair. The walls are therefore new construction and are required to comply with the full <br /> requirements of the 2015 WSEC. The exterior walls should have a minimum thermal rating of <br /> R-21 per Table R402.1.1. <br /> 7. The interior and east exterior stairways are required to have handrails. The handrails should be <br /> shown on the plans. See IRC Sections R106.1.1 and R311.7.8. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
