s. It appears that there are existing columns in the basement that do not have foundation <br />support that are shown in the proposed floor plan to remain in service. Please indicate <br />where the existing footings occur on the drawings. <br />6. On 12/S2.1, it appears that there are missing welds from HSS stringbacks to the proposed <br />plate assembly to the floor framing. In addition, the assumed soil pressure of 35 pcf noted <br />on page C5 of the permit calculations indicates that the wall is intended to behave in the <br />active soil pressure condition. The proposed strongbacks at the top of the wall appears to <br />restrain this response, which may increase the soil pressures into an at -rest soil pressure <br />condition. Please clarify the connection as well as that the soil pressure used as the basis <br />of design. <br />7. Beam, B-4, appears to be overstressed by 20% for the design loading, but then indicates <br />that adding (6) 2x10 beams over (5) 2x10 beams increases the capacity. Please indicate in <br />the drawings how these beams are to be connected between each other for construction. <br />8. For the proposed collar tie indicated on Detail 8/S2.1, please provide design calculations <br />validating the design of the member in sustained tension as this does not appear to be <br />present in the permit calculations. <br />9. Detail B/A5.2 does not appear to have a foundation or stem wall indicated in the <br />detail. Please clarify the foundation system used in this detail and depict it on the <br />drawings. <br />10. Please provide diaphragm design calculations for the existing structure at each level <br />indicating that the existing wall and floor diaphragms are able to withstand the forces <br />transferred from the revised lateral load path. <br />Architectural Review <br />1. The proposed window well as drawn does not appear to be capable of resisting design <br />loads specified in the IRC. Provide window well details and section drawings as needed to <br />show construction that meets minimum code requirements. <br />2. The energy code credit chosen (option 1c) requires the following components: <br />-R-10 rigid insulation around the perimeter and under the entire slab -on -grade. Show the <br />insulation in all section drawings where insulation is required (see Correction No. 9 above). <br />-Below grade walls are required to be insulated with R-12 continuous rigid insulation on the <br />interior and then a framed wall with minimum R-21 insulation is constructed on the interior <br />of the rigid insulation. Please revise section drawing to reflect this requirement. The stairs <br />in the basement of the easternmost dwelling will need adjustment to allow the required <br />depth of insulation. <br />The plans show that you selected option 5b, but the description and the credits shown are <br />from option 5c.
