3. A minimum of 75% of all permanently installed lamps in lighting fixtures shall be high - <br />efficacy lamps. (R404.1 WSEC) <br />4. Provide minimum 5.7 square feet for egress window in bedroom B-104. (R310.2.1 IRC) <br />5. Specify tempered safety glass in hazardous locations. Show on plans. (R308 IRC) <br />6. Provide minimum 36 inch landing, measured in the direction of travel, at least as wide as <br />the stairs in room C-101. Show on plans. <br />7. Provide stair details and sections for interior and exterior stairs. Specify all components and <br />connections including stringer to landing, (provide specific hanger at stringers) guard to <br />stairs etc. Specify handrail size location and connection. Return ends to the wall. Show on <br />plans. Verify 2 stringers is adequate for the required design loads on stairs. <br />Provide verification that 2 stringers meet the minimum design requirements for the code <br />specified load. <br />8. Provide detail(s) and/or section(s) for exterior and interior guards per section R312. Show <br />all connections including attachment to the deck or house as applicable. <br />9. Specify all connectors for roof assembly. Show diameter and length of all screws used to <br />attach components of roof assembly. <br />Specify length of all connectors to be used for roof component attachment. <br />10. Provide detail for the fire -resistance rated wall assembly where stairs are back to back and <br />the wall framing is full height from the basement to the roof. <br />Provide fireblocking per R302.11 IRC at not more than 10 feet on center horizontal and <br />vertical. <br />11. Specify which whole house ventilation system you are choosing to use for each separate <br />townhome. Provide the code requirements for the whole house ventilation system, do not <br />simply reference the code section. <br />Please specify the Whole house Ventilation System (M1507.3.4, M1507.3.5, M1507.3.6 OR <br />M1507.3.7) and the requirements for that system, Including the controls per section <br />M 1507.3.2 IRC. <br />12. Show how all units are heated. Dwellings using electric zonal heating as the primary heat <br />source shall install an inverter driven ductless mini -split heat pump in the largest zone in <br />the dwelling. Show location of heat pump and heat exchanger on plans and site plan <br />(cannot be located in side or front yard setback). <br />13.
