The proposed project appears intended to comply with the requirements of the 2015 <br />International Residential Code. The code should be specified in the construction <br />drawings. See the Everett Municipal Code Section 16.005.030 Article A. <br />Response: Note added to Sheet A000. <br />2. The garage surface is required to be sloped for drainage. The design appears to have a <br />level slab per the elevations and sections. Note that the walls are bearing directly on the <br />slab. Revisions to the walls may be required to provide the required slope. See IRC <br />Section R309.1. <br />Response: Foundation Plan added to set (sheet A101) with a note indicating a 114" per <br />foot slope towards the door. Note: The sill plates will follow the slope of the floor and <br />the wall framing will be adjusted to result in a level top plate. <br />3. The project includes a concrete slab -on -grade driveway on the south side of the building <br />per Site Plan 1/A000. The existing grades indicate that water may drain toward the <br />garage doorway. The slab should be sloped away from the building or drainage provided <br />to prevent water from draining into the building. See IRC Section R401.3. <br />Response: All exterior concrete slabs to slope away from the building at 1/4" per foot, <br />minimum. See Sheet A000 for slopes and spot elevations. <br />4. Section 1/A303 specifies asphalt roof shingles. The note should specify an underlayment <br />complying with IRC Section R905.1.1 and Table R905.1.1(2). <br />Response: Note added. <br />Page 1 7of4 <br />
