E <br />5. Section 1/A303 should specify a continuous #4 reinforcing bar at the top and bottom of <br />the foundation. The bars should be specified as minimum Fy=40ksi steel. The section <br />should specify a minimum cover of 3 inches. See IRC Sections R403.1.3.3, R403.1.3.5.1, <br />and R403.1.3.5.3. <br />Response: Additional rebar added, notes added. <br />6. Section 1/A303 should specify minimum %-inch bolts with a minimum 7-inch embedment <br />per IRC Section R403.1.6. The bolt spacing should not exceed 6 feet, and provide at least <br />two bolts in each wall panel section located not more than 12 inches from the end of the <br />sill plates. The bolts should include 3-inch washers per Sections R403.1.6.1(1) and <br />R602.11.1. Anchor hardware should specify corrosion protection per Section R317.3.1. <br />Response: Foundation Plan added to set (sheet A101) showing anchor bolt locations & <br />specifications <br />Walls: <br />7. Section 1/A303 specifies use of pressure -treated sill plates for the walls. The following <br />comment should be addressed: <br />a. The section specifies a minimum clearance of 6 inches. However, the section and <br />West Elevation 2/A204 indicate the clearance may be less than 6 inches, placing the <br />vertical wall framing, sheathing, and siding less than the minimum clearance to <br />exposed ground. Note that the existing grade slopes towards the west side of the <br />building per Site Plan 1/A000, and foundation drains are not provided, which may <br />result in the accumulation of sediment and water. The minimum clearance should be <br />provided or the wall construction should use preservative -treated or naturally - <br />durable wood. See IRC Section R317.1(5). <br />Response: The design has been revised to double pressure -treated sill plate and <br />pressure -treated sheathing. The siding is fiber cement. <br />b. South Elevation 1/A204 and Section 1/A304 indicate that the wall framing will be <br />level with the driveway slab -on -grade. The vertical wall framing, sheathing, and <br />siding are within the minimum 2-inch clearance. The minimum clearance should be <br />provided or the wall construction should use preservative -treated or naturally - <br />durable wood. See IRC Section R317.1(5). <br />Response: See response to #7a. <br />c. Cut ends of preservative -treated wood should be coated with a preservative <br />treatment complying with AWPA M4. The requirement should be stated in the <br />construction drawings. See IRC Section R317.1.1. <br />Response: Noted on Foundation Plan (newsheetA101) <br />8. Section 1/A303 specifies a wall assembly that is presumed typical for the entire building. <br />The following comments should be addressed: <br />a. The design is presumed to comply with the continuous sheathing method of IRC <br />Section R602.10.7. The drawings should specify this as the typical construction, or <br />the braced wall lines on each side of the building should be designated.
