Figure 1 -Aerial view of the subject site (not to scale). <br />3.0 PROJECT DESCRIPTION <br />The on -site wetlands, stream, and associated buffers encumber the entirety of the property. In <br />order to obtain reasonable economic use of the subject property, the applicant is proposing to <br />construct a single-family residence in the southeastern portion of the site. This type of <br />development is allowed under the zoning designation for the property (R-2) and represents the <br />only feasible development option for the site that will result in the minimum amount of critical <br />area impacts. <br />The proposed development plan avoids any direct impacts to the on -site critical areas. The site <br />plan has been designed to minimize buffer impacts to the extent possible by locating the home as <br />far from the wetlands and stream as possible in an area that currently consists of maintained lawn <br />and provides minimal buffer function. The proposed home is smaller than the average size of <br />houses in the surrounding area and results in less than half the average amount of impervious <br />surface as compared with other nearby residential properties.
