• • <br /> r <br /> Mr. Hal Benton <br /> CPM <br /> Plan Check Number: B1903-041, Second Building Review <br /> May 8, 2019 <br /> Accessibility: <br /> 10.This comment has not been completely addressed. The original comment stated that the <br /> project involves Level 2 Alterations to the building per IEBC Chapter 8, and requires accessibility <br /> improvements per IEBC Section 705.2. The response lists the proposed improvements and the <br /> overall estimate cost for this work. See IEBC Section 806.1 and IBC Section 107.2.1. The <br /> following comments shall be addressed: <br /> a. Based on a telephone conversation with Hal Benton on May 8, 2019, it is understood that <br /> some portions of the work stated in the response are not included in the project. An <br /> example includes replacement of the existing door handles with accessible handles. The <br /> response should be reviewed and revised to accurately reflect the work occurring in the <br /> project. All portions of the work stated in the response shall be clearly indicated in the <br /> construction drawings. All work used to satisfy the requirements of IEBC Section 705.2 shall <br /> be addressing pre-existing conditions. New work that is required to be accessible, or <br /> replacement of existing accessible features with new accessible features, do not qualify. <br /> b. Continuing with the previous comment, the cost estimate should be revised to accurately <br /> represent work occurring in the project. The estimate should be itemized with the portions <br /> of work (e.g, bathroom improvements, accessible parking, etc.). Where needed for clarity, <br /> brief narrative shall be provided for each portion of work to substantiate the itemized costs. <br /> c. The proposed accessible parking and adjacent sidewalk on the north side of the building has <br /> been modified. The extent of the modifications is not clearly shown in the Site Plan on <br /> Sheet A1.00. Proposed work should be delineated with heavier light weights or other <br /> standard drawings approaches to distinguish it from the existing conditions. Provide details <br /> for widening the sidewalk. <br /> d. Continuing with the previous comment, it is understood that accessibility improvements may <br /> be similarly intended for the existing accessible spaces on the east and west sides of the <br /> building. The proposed work shall be clearly shown in the Site Plan on Sheet A1.00. <br /> e. The Site Plan on Sheet A1.00 indicates that a total 8 accessible spaces will be provided. IBC <br /> Section 1106.5 requires that one van-accessible space be provided for each six accessible <br /> spaces or fraction thereof. An additional van-accessible space is required. Alternatively, the <br /> designer-of-record may submit a letter stating that more accessible spaces are provided <br /> than required by code, and that the owner has elected to provide van-accessible spaces <br /> based on the code-required number of accessible spaces. <br /> f. The response states that a portion of the parking lot pavement will be modified and <br /> restriped. The proposed work shall be clearly shown in the Site Plan on Sheet A1.00. <br /> Details for this work shall be provided, including but not limited to the proposed grading <br /> transition between the new and existing pavement. The required lengths of the parking <br /> spaces shall be specified. Maximum surface slopes shall be specified. Parking requirements <br /> shall comply with Design and Construction Standards No. 340. <br /> g. The response states that improvements include modifying the watercloset compartment <br /> walls. The proposed work shall be specified in Partial Plans 3/A2.11 and 4/A2.11. <br /> h. The response states that accessible door handles will be provided in existing doors. As <br /> noted above, it is understood that the existing handles are already accessible. Where new <br /> handles in existing doors are required, a door schedule shall be provided to specify this <br /> work.
