I
Mr. Hal Benton
CPM
Plan Check Number: B1903-041, Second Building Review
May 8, 2019
11.This comment has not been completely addressed. The original comment stated that the
existing restrooms on Sheet A2.01 do not appear to be fully accessible. Partial Plans 3/A2.11
and 4/A2.11 have been added providing modifications to the restrooms. The restrooms shall be
made accessible as required per IEBC Section 705.2. See IEBC Section 806.1 and IBC Section
1101.2. The following comments shall be addressed:
a. The entrance doors indicate a 48-inch wide approach clearance. The doors are understood
to include closers and shall require approach clearances of at least 54 inches. See ICC
A117.1-09 Figure 404.2.3.2(f).
b. The watercloset flush handle shall be specified on the open side of the compartment per
ICC A117.1-09 Section 604.6.
12.This comment has not been completely addressed. The original comment stated that accessible
parking signs shall be provided even where painted accessible symbols are provided on the
parking surface. A note has been added to Sheet A1.00. The required locations of the signs
shall be indicated for clarity. See IBC Sections 107.2.1 and 1101.2, and IEBC Section 705.2.
13.This comment has not been addressed. The original comment stated that the Site Plan includes
an existing accessible parking space on the west side of the building that is not code-compliant.
The drawings also showed an existing accessible space on the east side of the building with
similar deficiencies. The response states that the east and west spaces have been upgraded to
be fully-accessible. However, the revised construction drawings do not show the existing
spaces or accessible features (e.g., ramps, access aisles, etc.) that were shown on the initial
drawings submitted for permit. The existing or upgraded conditions shall be shown. Note that
the accessible spaces at these locations shall not be removed or made to be less accessible.
Accessible spaces shall be distributed to all accessible entrances per IBC Section 1106.6. See
IBC Section 1101.2, ICC A117.1-09 Section 502, and IEBC Section 705.2.
Miscellaneous:
14. No additional comment.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer/ Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMartin\2019\B 1903-041_R1.docx
9 3200 Cedar Street 425.257.8810 0 everetteps@everettwa.gov
Everett,WA 98201 0 425.257.8857 fax everettwa.gov/permits
gg-e474-)
