Mr. Markus Barrera-Kolb <br />Environmental Works <br />Plan Check Number: B1903-001, First Building Review <br />March 15, 2019 <br />Accessibility: <br />12. The project involves Level 2 Alterations to the building per IEBC Chapter 8. Accessibility <br />improvements per IEBC Section 705.2 shall be included in the project. Potentially <br />inaccessible elements include, but are not limited to, the bathrooms, ramps, drinking <br />fountains, and parking including signage and van spaces. Where the building is made to be <br />less than fully -accessible per one of the exceptions, documentation substantiating the <br />limited accessibility improvements shall be submitted for review. See IEBC Section 806.1. <br />13. Room 113 on Sheet A2.1 is an accessible bathroom. Elevations for Room 113 are provided <br />in Detail 6/A2.3. See IBC Section 1102.1. Sections referenced below are from ICC A117.1- <br />09 unless noted otherwise. The following comments shall be addressed: <br />a. Provide additional dimensions for the grab bars per Sections 604.5.1 and 604.5.2, and <br />Figures 604.5.1 and 604.5.2. <br />b. Provide water closet seat height dimension per Section 604.4. <br />c. Provide a vertical grab bar on the side wall per Figure 604.5.1. <br />d. Provide sink pipe insulation per Section 606.6. <br />e. Locate the water closet centerline from the side wall per Section 604.2. <br />f. Provides signage per IBC Section 1111.1. <br />g. The Interior Door Schedule on Sheet A2.2 shall specify a locking door per IBC Section <br />1210.3.1 Exception 1. <br />Miscellaneous: <br />14. The proposed project includes one male and two female water closets. The building has an <br />estimated occupant load of 300. The building requires male and female water closets at the <br />ratios of 1-per-125 and 1-per-65, respectively, per IBC Table 2902.1. Based on an even <br />number of male and female occupants per Section 2902.1.1, the building requires a <br />minimum of two male and three female water closets. The design shall be revised. <br />15. The existing building includes three non -accessible water closets. Sheets A2.0 and A2.1 <br />indicate that one water closet will be demolished and replaced with a female -only accessible <br />water closet. Separate facilities shall be provided for each sex per IBC Section 2902.2. <br />Accessible facilities shall be provided for both sexes. The minimum number of accessible <br />water closets shall comply with Section 1109.2.2. Note that depending on the final <br />occupant calculation, an accessible restroom may be provided per the provisions of IEBC <br />Section 705.1.9 and IBC Section 1109.2.1. See IEBC Section 806.1. <br />16. The occupant load for the building appears to have increased by more than 20%. <br />Additional plumbing fixtures shall be provided as required by code per IEBC Section 810. <br />Note that IBC Chapter 29 shall govern in lieu of the referenced IPC, which has not been <br />adopted by the Washington State Building Code. The building shall be provided with <br />drinking fountains per IBC Sections 2902.5.
