The proposed work includes the reconfiguration of interior space through the removal of existing non-structural interior walls, the construction of new non-structural interior walls, the replacement of existing interior finishes, the installation of a new toilet rxoom, and modifications to existing windows and doors. The occupancy of the building is not changing, remaining a Business occupancy that includes some Assembly spaces. Sheet T1.2: Per IBC 101.4.7, the 2015 IEBC is now referenced in the Construction Documents, with selected code sections cited on sheet T1.2. 3. Construction type: The construction type for the building is not stated in the construction drawings. The allowable area calculation on Sheet A1.1 appears to indicate the building is Type VA based on the 11,500 SF base area; see also IBC Table 506.2. This is consistent with the original construction drawings dated circa 1980, which specify the building construction as Type V- 1HR. The drawings shall state the building construction is Type VA. See IBC Sections 107.2.1 and 602.1. Sheet T1.1: The construction type, VA, has been added to the Project Information section. Egress: 4. Occupant Load Calculation: The occupant load for the building has not been provided in the construction drawings. The occupant load for the individual spaces shall be calculated and listed. Loads shall be determined per IBC Section 1004.1.2. Note that the occupancy load has increased based on the proposed alternations. Based on the proposed use of the spaces and the occupant load factors per Table 1004.1.2, the building has an estimated load of 300 occupants. Additional code requirements may apply. See IBC Section 107.2.1, and additional comments below. Sheet T1.2: The Occupancy & Exiting Diagram has been revised per IBC 1004.1.2. Per this code section, areas specified as functions counting net floor area (almost all proposed spaces, at 15 sq ft / occupant) do not include circulation areas, toilet rooms, mechanical and utility rooms. See also IBC Section 202, Floor Area, Net. An Occupancy Calculation based on these has been added, yielding a total occupancy of 262 persons. 5. Occupant Load for Room 108: Rooms 108 has an estimated occupant load of 110. The following comments shall be addressed. a. The existing door in the northeast corner has been replaced with a new door. The new door shall swing outward from Room 108. See IBC Section 1010.1.2.1. b. Doors 104a, 108-1, and 108-2 shall be provided with panic hardware per IBC Section 1010.1.10. Sheet A2.1: Door 108a has been changed to a double-acting door, providing egress with the door swing in the direction of egress travel.
