Record drawings <br />for modifications to the building performed in 1996 indicate that the ceiling construction is a <br />non -rated acoustic the system. Documentation shall be submitted verifying that the roof - <br />ceiling system is 1-hour construction. Alternatively, the ceiling system shall be replaced with <br />a 1-hour system. <br />Sheet A2.4: Please note that the existing construction includes a 1-hr gypsum wall board <br />ceiling at the underside of the roof trusses, with existing building systems routed below this <br />and above the acoustic tile ceiling. A wall section has been added showing this existing <br />construction on sheet A2.4 <br />11. Openings I penetrations in 1-hour ceiling membrane: <br />Continuing with the previous comment, it is presumed that the new room layout will require <br />revisions to the non-structural systems within the ceiling system, including but not limited to <br />lighting and ducts. This may result in openings and penetrations in the 1-hour ceiling <br />membrane. The following comments shall be addressed: <br />a. The ducts shall include radiation dampers per IBC Section 717.6.2 Item 2. Listed <br />assemblies shall be referenced in the drawings. <br />b. Details for the lighting and electrical penetrations shall be provided. Listed assemblies <br />shall be referenced in the drawings. See IBC Section 714.4.2. <br />Sheet A2.4: All modifications to the existing mechanical systems and all new lighting and <br />electrical systems shall occur below the existing 1-hr GWB ceiling assembly. Please see <br />note on added detail 10•A2.4. <br />Accessibility: <br />12. Level 2 Alterations: <br />The project involves Level 2 Alterations to the building per IEBC Chapter 8. Accessibility <br />improvements per IEBC Section 705.2 shall be included in the project. Potentially <br />inaccessible elements include, but are not limited to, the bathrooms, ramps, drinking <br />fountains, and parking including signage and van spaces. Where the building is made to be <br />less than fully -accessible per one of the exceptions, documentation substantiating the <br />limited accessibility improvements shall be submitted for review. See IEBC Section 806.1. <br />Sheet A1.1: Accessible routes from all accessible parking spaces on the site to the primary <br />function are now indicated on the site plan. <br />Sheet A1.1: Proposed alterations to the existing accessible parking facilities are now <br />shown, providing one van accessible space and four standard accessible spaces. With an <br />existing parking capacity of 90 vehicles, four accessible spaces are required, including one <br />van accessible space. <br />13. Accessible bathroom: <br />Room 113 on Sheet A2.1 is an accessible bathroom. Elevations for Room 113 are provided <br />in Detail 6/A2.3. See IBC Section 1102.1. Sections referenced below are from ICC A117.1- <br />09 unless noted otherwise. The following comments shall be addressed: <br />a. Provide additional dimensions for the grab bars per Sections 604.5.1 and 604.5.2, and <br />Figures 604.5.1 and 604.5.2. <br />b. Provide water closet seat height dimension per Section 604.4. <br />c. Provide a vertical grab bar on the side wall per Figure 604.5.1. <br />d. Provide sink pipe insulation per Section 606.6. <br />
