The Interior Door Schedule on Sheet A2.2 shall specify a locking door per IBC Section <br />1210.3.1 Exception 1. <br />Sheet A2.3: Dimensions have been added to the grab bars in interior elevations 6•A2.3 <br />(looking east and looking south) per ICC Al 17.1-09; water closet seat height dimension has <br />been added; the vertical grab bar on the side wall & associated dimensions have been <br />added; insulation for the sink drain pipe has been added; and the centerline dimension for <br />the water closet from the side wall has been labeled 'CU. <br />Sheet A2.2: The interior door schedule has been updated to indicate that door 113a shall <br />be lockable from the inside. <br />Sheet A2.1: A keynote has been added requiring the provision of accessible bathroom <br />signage with the international symbol of accessibility per IBC Section 1111.1 at bathroom <br />113. <br />Miscellaneous: <br />14. Male and female water closets: <br />The proposed project includes one male and two female water closets. The building has an <br />estimated occupant load of 300. The building requires male and female water closets at the <br />ratios of 1-per-125 and 1-per-65, respectively, per IBC Table 2902.1. Based on an even <br />number of male and female occupants per Section 2902.1.1, the building requires a <br />minimum of two male and three female water closets. The design shall be revised. <br />Sheet T1.2: The Occupancy and Exiting Diagram has been updated and an Occupancy <br />Calculation has been added, showing a total occupancy of 262 persons. A Plumbing Fixture <br />Calculation has been added to this sheet as well, showing the above ratios. Given that the <br />fractional numbers for water closets for both men and women are only 5% and 2% above a <br />count of 1 and 2, respectively, and that the project is trying to provide maximum benefit for <br />the community at a limited budget, we are requesting that these numbers be rounded down <br />to 1 and 2, respectively. Please note that proposed design is the result of an inclusive <br />community design process, with the proposed facilities tailored to the community's needs. <br />Adding a further bathroom would both incur costs and remove space from other parts of the <br />program in a way that would significantly impact the building's benefit to the community. <br />Sheet A2.1: Given that the existing toilet rooms are too small to fully comply with <br />accessibility requirements and the factors cited above, we propose that, per IEBC Section <br />705.1.9, the new and fully accessible toilet room will function as a family toilet room to meet <br />accessible toilet room requirements. <br />15. Non -accessible water closets: <br />The existing building includes three non -accessible water closets. Sheets A2.0 and A2.1 <br />indicate that one water closet will be demolished and replaced with a female -only <br />accessible water closet. Separate facilities shall be provided for each sex per IBC Section <br />2902.2. Accessible facilities shall be provided for both sexes. The minimum number of <br />accessible water closets shall comply with Section 1109.2.2. Note that depending on the <br />final occupant calculation, an accessible restroom may be provided per the provisions of <br />IEBC Section 705.1.9 and IBC Section 1109.2.1. See IEBC Section 806.1. <br />
