9
Mr. Markus Barrera-Kolb
Environmental Works
Plan Check Number: B1903-001, Second Building Review
May 20, 2019
9. This comment has not been completely addressed. The original comment stated that the
exterior landings for doorways serving a space or area with an occupant load of 50 or more
shall be provided with emergency lighting. The lighting shall specify a minimum 90-minute
uninterrupted supply power per IBC Section 1008.3.4. Notes have been added to Sheet T1.2 in
response. However, this is not sufficient to indicate where the lighting must be provided.
Exterior lighting shall be specified at Doors 100, 108-1, and 108. See IBC Sections 1008.3.2
Item 5 and 1010.1.6.
Fire Protection:
10. No additional comment.
11. No additional comment.
Accessibility:
12. This comment has not been completely addressed. The original comment stated that the
project shall provide accessibility improvements per IEBC Section 705.2. Documentation
showing the limited accessibility improvements satisfy Exception 1 shall be submitted for
review. Note the proposed project is not fully -accessible unless the existing sidewalk ramp
adjacent to the northeast accessible parking satisfies ICC A117.1-09. See IEBC Section 806.1.
13. This comment has not been completely addressed. The original comment addressed the
accessible Bathroom 113 on Sheet A2.1. The clearance around the watercloset does not appear
to satisfy the minimum 60-inch dimension to the sink per ICC A117.1-09 Figure 604.3. The sink
shall be shifted as needed and the clearance specified on the plans. Note that other minimum
clearances should be specified, including but not limited to: 56-inch clearance from the back
wall, 30-inch by 48-inch clearance for the sink, and the 60-inch turn -around clearance. The
soap dispenser is not permitted in the watercloset clearance and should be relocated to the
opposite side of the sink. See IBC Section 1101.2.
Miscellaneous:
14. This comment has not been addressed. The original comment stated that the building requires
male and female water closets at the ratios of 1-per-125 and 1-per-65, respectively, per IBC
Table 2902.1. Based on an even number of male and female occupants per Section 2902.1.1,
the building requires a minimum of two male and three female water closets. The response
states that the restrooms are close to the number required and that additional facilities should
not be needed. Note that the ratios stated above reflect the A-3 occupancy only. The building
also includes B occupancies, which require restroom facilities at ratios exceeding the
requirements for the A-3 occupancy (i.e., approximately four waterclosets and three lavatories
for each sex). The minimum facilities specified in the original comment shall be provided. See
IBC Section 2902.1.
15. No additional comment.
16.
