AE CONSTRUCTION SFR <br />3. EXISTING CONDITIONS <br />The property is one tax parcel and currently contains a single-family residence with <br />its respective concrete driveway, as well as a small shed. Vegetation on -site consists <br />of residential lawn areas, and partial tree covering. Slopes on -site are moderate, <br />ranging from 2% to 8%, and sloping south westerly toward adjacent parcels. From a <br />Snohomish County Soil Survey done by USDA the soils on -site consist of <br />Alderwood-Urban land complex type soils. According to a site investigation by <br />Nathan Thompson of Western Engineers, on -site soils resemble gravelly sandy silty <br />loam type soils. Refer to Appendix B for soil information. <br />4. ADJACENT AREAS <br />Surrounding parcels are developed with existing SFRs and driveways.
