• •
Mr. Michael Snitko
Washington Flippers, LLC
Plan Check Number: CW1910-001, First Structural Review
December 13, 2019
12.The project includes a new exterior wood-framed deck. The framing is specified as pressure-
treated wood. However, it is understood from observations of the as-built conditions that the
framing is not treated or naturally-durable wood. The following comments shall be addressed:
a. The deck construction shall be revised to provide the required treated wood or the framing
shall be protected to prevent exposure.
b. The wood notes in the Structural General Notes should include a general statement
requiring all wood exposed to weather to be preservative-treated or naturally-durable wood.
c. The wood notes in the Structural General Notes should require the cut ends and surfaces
(e.g., trimmed framing, stair cut-outs, etc.) of preservative-treated wood to be coated with
a preservative treatment complying with AWPA U1. See IBC Sections 2304.12.1 and
2304.12.2.3.
Gravity System:
13.The framing layout on Sheet S1 appears to indicate that the roof construction at the west end
of the building has been completely revised, modifying the.original gravity load paths for the
building. The intended load paths are not clear and cannot be verified to be continuous to the
foundation. See IBC Sections 107.2.1, 1603.1, 1604.4, and 1604.4.
a. Revised framing plans should be submitted showing all framing in the load path from the
roof to the foundation. The plans should delineate between new and existing framing using
standard drafting conventions.
b. Sections and details should be provided to clearly show the intended construction. Details
for connections between framing, and for framing to supporting walls, should be included.
c. Structural calculations should be submitted substantiating the capacity of all existing and
new framing in the load path. The calculations shall also substantiate the design of all
connections in the load path.
14.The roof framing on Sheet S1 for the west end of the building includes two new 5 1/2"GLBs.
The beams have been designed as simply-supported members only. However, the plan
appears to indicate that the beams cantilever at the east end up to 10 feet, inducing negative
bending. Revised calculations for the design of the beams should be submitted for review. See
IBC Sections 1604.1 and 1604.4.
15.The roof framing on Sheet S1 for the west end of the building appears to be primarily
supported at the interior by wood posts. The size of the posts, and whether the posts are new
or existing, is not specified. Based on a review of the existing and proposed framing plans, the
posts will be subject to increased loading for the proposed design, in part due to high tributary
loads caused by the cantilever condition in the 5 1/2"GLBs. Calculations substantiating the
design of the posts should be submitted for review. The load path supporting the posts and
transferring loads to the foundation shall also be substantiated. See IBC Sections 1604.1 and
1604.4.
O3200 Cedar Street 0 425.257.8810 0 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
ge4of7
