• •
Mr. Michael Snitko
Washington Flippers, LLC
Plan Check Number: CW1910-001, First Structural Review
December 13, 2019
16.The framing layout on Sheet S1 appears to specify 2x framing spanning in the north-south
direction for the entire width of the building east of the 5 1/2"GLBs. See IBC Sections 107.2.1
and 1603.1. The following comments should be address:
a. The framing is specified as both 2x8 and 2x10 joists. It is presumed that the framing is
discontinuous at the peak, though this is not shown in the plan. The size(s) and span(s) for
the framing should be clarified.
b. The framing appears intended to have intermediate support at interior beam and wall lines.
The plan and Section B-B do not specify connections between the joists and supporting
framing. Connections shall be specified.
17.The framing layout on Sheet S1 appears to indicate new wood posts in the exterior walls at the
northwest and southwest building corners. See IBC Sections 1603.1, 1604.1, and 1604.4. The
following comments shall be addressed:
a. The sizes of the posts should be specified.
b. Calculations substantiating the design of the posts should be submitted for review.
18.The framing layout on Sheet Si appears to specify a new 4x12 beam over doorway in the north
wall. The beam should be provided with vertical supports at each end. See IBC Sections
1603.1, 1604.1, and 1604.4. The following comments shall be addressed:
a. The required framing and connections should be specified.
b. Calculations substantiating the design of the posts should be submitted for review.
19.The east end of the Second Floor has been modified to incorporate the existing guest bedroom
into an expanded master bedroom and new master bathroom. The modifications have modified
and eliminated interior walls that appear to be part of the gravity load path based on the
original construction drawings for the house. See IBC Sections 107.2.1, 1603.1, 1604.1, and
1604.4. The following comments shall be addressed:
a. Revised framing plans should be submitted showing all framing in the load path from the
roof to the foundation. The plans should delineate between new and existing framing using
standard drafting conventions.
b. Sections and details should be provided to clearly show the intended construction. Details
for connections between framing, and for framing to supporting walls, should be included.
c. Structural calculations should be submitted substantiating the capacity of all existing and
new framing in the load path. The calculations shall also substantiate the design of all
connections in the load path.
20.The revisions to the Second Floor exterior wall at the southeast corner appear to require a new
post to support the tributary loading from the roof. The load path shall be evaluated and
modified as needed. Calculations substantiating the load path should be submitted for review.
See IBC Sections 1603.1, 1604.1, and 1604.4.
O3200 Cedar Street 1J 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 5 of 7
