The hallway width should be increased. See IBC Section <br /> 1011.6. This stair has been redesigned, as noted previously. <br /> 11.Garage 2011 includes an abrupt drop between the car ramp and the adjacent floor on the north <br /> side. A guard should be provided. Details for the guard should be included in the drawings. <br /> The guard and connections to the supporting framing should comply with IBC Section 1607.8.1. <br /> See IBC Sections 107.2.1 and 1015. There is no opening,this was a drafting omission <br /> that has been corrected. <br /> 12.Room 1006 in the 1st Floor Plan on Sheet A-3 includes electrical equipment. The room may <br /> require a second exit. The type of equipment should be clarified. If a second exit is required, <br /> the room should comply with additional requirements including but not limited to: outward door <br /> swing, exit signs, emergency lighting, and panic hardware. See IBC Section 1006.2.2.6 . There <br /> is no Section 1006.2.2.6 in the 2015 IBC. Room 1006 only contains the fire sprinkler <br /> valve assembly and the fire department and alarm panels. The primary electrical <br /> room remains in its current location in room 1005 and has been expanded slightly; <br /> however I am not aware of any code section that requires two exits from an <br /> electrical room unless there is a boiler or other similar equipment in the space as <br /> well (which there is not). <br /> 13.Room 1006 in the 1st Floor Plan on Sheet A-3 appears to include a ramp. The ramp should <br /> comply with IBC Section 1012. The slope should not exceed 1:12. A landing should be <br /> provided between the door and ramp per Section 1012.6. Sections and details for the ramp <br /> should be provided. See IBC Section 107.2.1. The ramp has been replaced with a short <br /> stair run,which is detailed on S3/A15. <br /> 14.The Roof Plan on Sheet A-6 includes a deck. See IBC Section 107.2.1. The following <br /> comments should be addressed: The deck and its stair/elevator access has been <br /> deleted from the project. <br /> a. The extent of the deck is not consistent with the Deck Framing Plan shown on Sheet S2.4. <br /> The design should be revised as needed. <br /> b. Detail 6/S4.3 shows a railing detail and references the architectural drawings for the guard. <br /> The guard does not appear to be provided and is not shown in the Roof Plan or the sections <br /> on Sheet A-9. The extent of the guard should be specified and details for its construction <br /> should be included in the drawings. See IBC Section 1015.' <br /> c. The deck includes stairway access to the roof surface. Sections and details for the design of <br /> the stairs should be included in the drawings. The details should include the handrails; note <br /> that the rail in Section E2/A-9 does not have a compliant bottom extension. See IBC <br /> Sections 1011 and 1014. <br /> d. The roof stairs are presumed to not be part of the egress system.
