Multiple doors on Sheets A-3 and A-5 do not appear to comply with the maneuvering clearances <br /> per ICC A117.1-09 Figure 404.2.3.2. Non-compliant doors include, but are not limited to: <br /> exterior exit door D02 for Stair 1001 on the north side, exterior exit door DO1 for Stair 1003 on <br /> the west side, door D21 for Room 1006, 2011 Garage door D07, Restroom 2004 and 2005 <br /> doors, Kitchen 2211 door D07, 2001 Stair door D19, Kitchen 2107 door D11, and Exit Corridor <br /> 2007 door D11. Lobby 3003 door D10 is also non-compliant. Required clearances shall be <br /> increased where required when both a latch and closure is provided; the hardware should be <br /> specified in the Door Schedule on Sheet A-2. Minimum clearances should be specified in the <br /> drawings as needed to verify compliance. See IBC Section 1101.2. We have rechecked <br /> these doors and where there were issues with clearances have made modifications. <br /> We have also added detail 2/A16 which shows the minimum required dimensions <br /> for a direct approach where the door is positioned in a recess. <br /> 16.The accessible water closet compartments in Restrooms 2004 and 2005 should be relocated to <br /> the open side per ICC A117.1-09 Table 604.9.3.1 and Figure 604.9.3.1(a). The partial plan no <br /> Sheet A-16 should also be revised. See IBC Section 1101.2. The toilet rooms have been <br /> relocated and the water closet compartments reoriented to provide a direct <br /> approach. <br /> 17.The"Side Wall"elevation in Detail 1/A-16 should include a vertical grab bar per ICC A117.1-09 <br /> Figure 604.5.1. See IBC Section 1101.2. This has been incorporated into detail 1/A16. <br /> Energy: <br /> 18.The 2nd Floor walls separating the heated and semi-heated spaces should be provided with <br /> insulation satisfying exterior envelope requirements. It is presumed that the walls separating <br /> the B-occupancy spaces from Rooms 2008 and 2011 delineate the heated and semi-heated <br /> spaces. The Wall Schedule on Sheet A-5 should be revised. See WSEC-15 Sections C402.1.1.1 <br /> and C503.2. Insulated walls are shown on the plans and the wall schedule with a <br /> crosshatched fill. <br /> 19.The project includes new doors in the exterior envelope and in the walls separating the heated <br /> and semi-heated spaces at the 2nd Floor. The required maximum thermal rating (i.e., <br /> maximum U-factor) should be specified for each door in the Door Schedule on Sheet A-2. See <br /> IBC Section 107.2.1 and WSEC-15 Table C402.4. U-factors have been updated for all <br /> exterior doors on the door schedule. <br /> 20.Wall Type"Exterior-6"in the Wall Schedule on Sheets A-3 through A-6 specifies a minimum <br /> thermal rating of R-21. The wall is framed with metal studs. The minimum required insulation <br /> is R-13 plus R-10ci. WSEC-15 Table C402.1.3.
