•
Mr. John Bierly
Wing Point Associates
Plan Check Number: B2003-043, First Building Review
May 14, 2020
21.The Roof Framing Plan includes a new Penthouse. See IBC Section 107.2.1 and WSEC-15 Table
C402.1.3. The following comments should be addressed: The penthouse has been
removed.
a. The Wall Type"Exterior-6"should include insulation with a minimum thermal rating of R-13
plus R-l0ci. Note that the framing in the Wall Schedule (i.e., metal studs) is not consistent
with the Section Note Schedule in Section S1/A-10 (i.e., 2x6 wood studs).
b. The SE roof should specify a minimum thermal rating of R-38ci.
22.The Roof Framing Plan on Sheet A-6 specifies a new skylight south of the Penthouse. The
required maximum thermal rating (i.e., maximum U-factor) should be specified. See IBC
Section 107.2.1 and WSEC-15 Table C402.4. The skylight has been removed.
Miscellaneous:
23.The exterior doors at Lobby 1007 on Sheet A-3 and the doors throughout the 2nd Floor Plan on
Sheet A-5 appear to include adjacent windows. It is anticipated that some of the doors, such
as the exterior doors, may also include windows. Elevations for the doors and windows should
be included in the drawings. The elevations should specify safety glazing where required. See
IBC Sections 2406.4.1 and 2406.4.2. The door schedule showed, and continues to show,
door elevations for all interior doors and specifies safety glass at all doors with
glazed panels or sidelights. The exterior doors at 1007 have been elevated on
24. Restrooms 2004 and 2005 include more than one water closet. The 2nd Floor Plan on Sheet A-5
should be revised to specify floor drains. See UPC-15 Section 418.3(1). Floor drains have
been added.
25.The Roof Framing Plan on Sheet S2.4 shows multiple new small openings that are presumed to
be mechanical penetrations. The openings should be shown in the Roof Plan on Sheet A-6.
See IBC Section 107.2.1. These were for existing roof top units that initially were to be
replaced, but subsequently most have been retained. Units and associated
ductwork are shown on A5 and A6,as well as on S2.4(some mis located openings
have been corrected).
Structural
General:
1. Structural and geotechnical special inspections are required for this project. A list of the
required inspections is provided in Note 12 of the General Structural Notes on Sheet S1.1. The
table should be revised to specify the extent of each inspection (e.g., continuous, periodic).
See IBC Sections 107.1 and 1704.3.1. A new sheet S1.3 has been created for the special
inspection extents.
2. The project includes work that will be performed on the premises of fabricators'shops. Special
inspections are required to be performed by the fabricators unless they are registered and
0 3200 Cedar Street 0 425.257.8810 0 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 6 of 9
