c) Appropriate surface water management to City Standards. <br /> Finding: According to the submitted Drainage Report and Site Development Plan the <br /> project is proposing new facilities to collect, detain and treat stormwater runoff from <br /> the site. <br /> Conclusion: Appropriate surface water management can be provided. Stormwater <br /> shall be managed in accordance with the stormwater standards in effect at the time a <br /> complete building permit application,or other type of construction permit application, <br /> is received by the City. <br /> d) Adequate fire protection and hydrants to City Standards. <br /> Finding: A residential sprinkler system in compliance with the requirements of <br /> NFPA Standard 13D is required for Lot 8 due to excessive access distance. A fire <br /> alarm is recommended at the existing house due to excessive access distance. A new' <br /> fire hydrant will be required at the new cul-de-sac on Tulalip Avenue to ensure that all <br /> lots will be within the required 350' distance of a hydrant. <br /> Conclusion: Adequate fire protection can be provided. <br /> e) Appropriate access designed to meet City Standards for anticipated uses within <br /> the project. <br /> Finding: Lots 1-7 will have full frontage on a public right-of-way and will be <br /> permitted one driveway per lot. Lots 8 and 9 will be accessed via panhandle drive that <br /> will need to be designed and constructed in accordance with EMC Chapter 18.28.210.J <br /> and the City's Design and Construction Standards. <br /> Conclusion: Appropriate access has been designed to meet City Standards for all lots. <br /> f) Provisions for all appropriate deeds, dedications, and all other easements. <br /> Finding: The proposed short plat will have access,utility, and drainage easements. <br /> Conclusion: Provisions for all appropriate deeds, dedications, and any easements <br /> necessary must be made. All easements must be shown on the final short subdivision <br /> map. <br /> g) Provisions made for access to and maintenance of all common facilities. <br /> Finding: No common facilities are proposed as part of this short subdivision. <br /> Conclusion: Not applicable. <br /> h) Provisions made for all necessary streets, alleys, sidewalks,transit stops, and safe <br /> walking routes to schools and school grounds. <br /> Preliminary Approval <br /> Project No.SS <br /> 188-OO I <br /> �s/ <br />
