Findings: <br /> 35th Street: 35th Street is a paved residential street and currently has no sidewalk <br /> along the south side of the street abutting the subject property. The nearest transit stop <br /> is within 0.3 miles to the east on Rucker Ave. School bus stops are within 0.1 miles of <br /> this property. There is no alley. The City will be requesting a new sidewalk along the <br /> property frontage and a new"T"type intersection at the realigned Tulalip Avenue. <br /> Tulalip Avenue: Street access to Lots 1-4 and 9 will be from 35th Street. Access to <br /> Lots 5-8 will be from a new public street (Tulalip Avenue). This street will extend to <br /> the south from a new intersection at 35th Street and terminate at a new cul-de-sac at the <br /> south end of the subject property. The existing Tulalip Avenue extends from 35th, <br /> west of the site,through City of Everett Water Department property to Sharon Crest <br /> Drive. It currently provides public access (vehicle and pedestrian)between 35th Street, <br /> Sharon Crest Drive, and additional properties along Edward and Charles Avenues. <br /> This street is located outside the boundary of the Tulalip Avenue public right-of-way <br /> and close to City Water Department facilities, which are critical to providing water <br /> supply in the area. The water Department has indicated a need to maintain strict <br /> access controls to critical water supply facilities. The required street improvement is <br /> intended to: provide access to Lots 5-8;realign the street and place it within the right- <br /> of-way; and move public traffic away from critical City water utility structures.
