The original comment stated that a 1-hour horizontal assembly is required between the dwelling <br />units. Detail FR1/11 was added provided an assembly based on IBC Section 722.6. The <br />following comments should be addressed: <br />a. The assembly is required to include insulation to provide a minimum STC rating of 45 per <br />Section AK102.1. Insulation cannot be added to the assembly without reducing the fire <br />rating. A rated floor system should be provided that also provide a minimum of STC=45. <br />b. The plans specify providing one layer of 5/8 Type "X" GWB on the exposed posts and <br />beams. This only provides a 40-minute rating per IBC Table 722.6.2(1). An additional layer <br />should be provided, or calculations showing compliance per AWC NDS-15 Chapter 16 should <br />be submitted for review. The minimum 6=4" clearance should be maintained. <br />c. The assembly includes multiple penetrations for the lighting and exhaust fans. Penetration <br />details complying with Section R302.4.2 should be provided in the drawings. <br />The original comment addressed the R-10 insulation at the slab -on -grade. The response <br />addressed removing the attic -level work from the project scope. The following comments <br />should be addressed: <br />a. The altered basement level is required to comply with the requirements of WSEC-15 Section <br />R402.1.1. See Section R503.1. Alternatively, calculations demonstrating compliance per <br />Section R402.1.4 should be submitted for review, and additional insulation should be <br />specified in the construction drawings as required. <br />b. The drawings should be revised to remove the attic -level work from the drawings. The <br />existing attic configuration and construction should be shown. All references and details for <br />revisions should be removed. See Section R106.1.1. <br />10. The stair framing on Sheet 12 does not indicate the supporting framing on each side supporting <br />the framing. The joist framing is not adequate to support the tributary loads. Calculations <br />demonstrating the load path, including supporting beams and vertical framing (i.e., posts, <br />walls) should be submitted for review. See Sections R106.1.1 and R301.1.3. <br />11. A partial plan for the exterior door landing at the basement level has been added to Sheet 3. <br />The plan should specify the 7 3/4" dimension as a maximum value, not a minimum value. See <br />Section R311.3.1. <br />16. The original comment stated that the framing for the widened opening between the kitchen and <br />dining room at the Main Floor should be clarified, including the load path to the foundation. <br />The following comments should be addressed: <br />a. The notes on Sheet 4 and framing elevation on Sheet 12 need additional clarification. The <br />elevation is located in the "stair" detail and is not properly reference. The plans should <br />show the location of the 4x4 posts at each level. <br />b. The beams is specified as a (2) 2x8 member. <br />i. Calculations demonstrating the member should be submitted for review. See Section <br />R301.1.3. <br />ii. The beam is a built-up member.
