The existing garage, driveway, parking pad, and shed will remain. <br /> The proposed home replacement is located within the buffer of Stream A. Per Everett Municipal <br /> Code (EMC 19.37.050(A)(1)(k)), legally constructed structures and improvements in existence on <br /> January 13, 1990, that do not meet the buffer requirements of this chapter may be remodeled, <br /> reconstructed, expanded or replaced;provided, that the new construction or related activity does <br /> not further alter or increase the impact to the critical area or buffer as a result of the proposed <br /> modification. <br /> The existing home was built in 1979. The proposed home will have a slightly different footprint <br /> than the existing home but will be in the same place and will be located entirely within the <br /> footprint of existing impervious surfaces. Per the calculations provided by the project civil <br /> engineer, total post project impervious area on the site will be 91 square feet less than under <br /> existing conditions.
