• <br /> SECTION 9. R-4. Mt3LTIPLE-FAMILY HIGH DENSITY RESIDENCE ZONE <br /> • <br /> A. DECL,'.RATION OF PURPOSE: <br /> The purpose and function of the R-4 Zone is to provide for and protect certain <br /> areas of the City for multiple-family high density residential uses. <br /> B. PER",IITTED USES: <br /> 1. R-3 permitted uses. <br /> 2. Apartments (multiple-family dwellings) <br /> 3. Private clubs and lodges. <br /> 4. Professional office for service only. <br /> 5. Music, art, and dance studios for group instruction. <br /> 6. Commercial parking with no sales or service except that sales and service <br /> shall be permitted in connection with parking on any lot any portion of <br /> which is within 120 feet of a B3 zone, <br /> 7. Hotels and motels. <br /> 8. Restaurants, magazine stands, barber shops, and other acessory uses in <br /> connection with a hotel, apartment house, club or lodge, when conducted <br /> entirely from within the building and with no display or advertising out- <br /> side of the principal building except for one unlighted sign not to exceed <br /> 4 aq. ft. and installed flat against the building. <br /> 9. Conversions as specified under Sec, 18. <br /> 10. Special Property Uses (See Sec. 5) <br /> C AINIUM LOT SIZE AND WIDTH: <br /> No lot for any residential use shall be less than 5000 sq. ft. in area nor <br /> less than 50 ft. in width. There shall be provic d no less than 750 sq. ft. <br /> in area for each residential dwo:ling unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of .75. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not less than 10 ft. <br /> 2. There shall be a side yard on each side of a building having a depth of not <br /> less than 5 ft. plus one foot for each floor over 2 floors. <br /> 3. There shall be a rear yard having a depth of not less than 20 ft. <br /> 4. Corner lots shall provide for sight-clearance as specified under Sec. 18. <br /> F. HEIGHT LI'IITAT IONS: <br /> No building shall exceed 80 ft. above the average elevation at the foot of <br /> the building. <br /> G. OFF-STREET PARKING R QUIRE: NTS: <br /> Off-street parking shall be provided as specified under Sec. 17. <br /> -10- <br />
