SECTION 8. R-1JrJLTIPLE-FFkiaLY LOW DENSITY RESIDENCE ZONE <br /> A. DECLARATION OF .DUP OSE: <br /> The purpose and function of the R-3 Zone is to provide for and protect certain <br /> areas of the City for multiple-family low density residential uses. <br /> B. PERMITTED USES: <br /> 1. R-2 permitted uses under R-2 standards. <br /> 2. Two-family dwellings (duplexes) . <br /> 3. Apartments (multi-family dwellings). <br /> 4. Churches (except tent). <br /> 5. Boarding, lodging, and rooming houses. <br /> 6. Homes for aged, rest homes and nursing homes, provided that the principal <br /> building shall be located 20 ft. or more from any other lot in any Resi- <br /> dential Zone. <br /> 7. Clinics. <br /> 8. i Totels, when abutting a State Highway. <br /> 9. Conversions as specified under Section 18. <br /> 10. Special Property Uses (see Section 5) <br /> C . MINIMUM LCT SIZE AND WIDTH: <br /> No lot for any residential use shall be less than 5000 sq. ft. in area nor less <br /> than 50 ft. in width. There shall be provided no less than 1500 sq. ft. in <br /> area for each residential dwelling unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> There shall be a maximum gross floor area ratio of .40. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard having a depth of not less than 20 ft. <br /> 2. There shall be a side yard on each side of a building having a depth of not <br /> less than 5 ft. <br /> 3. There shall be a rear yard having a depth of not less than 20 ft. <br /> 4. Corner lots shall provide for sight-clearance as specified under Sec. 18. <br /> F. FIGHT LI_IITATIONS: <br /> No building shall exceed 35 ft. above the average elevation at the foot of <br /> the building. <br /> G. OFF-STREET PARKING REQUIRE:ENTS: <br /> Off-street parking shall be provided as specified under Section 17. <br />
