. 19. Garage, Public. A building othor than a,private garage used for the cgtre, <br /> repair or equipping of autorobiles,` or where such vehicles are kept for <br /> remuneration, hire or sale. <br /> 20. Gross floor area. The sun of the gross horizontal areas of the floors of <br /> a building or buildings, measured from the exterior faces of exterior walls <br /> and from the center line of division or party walls. <br /> 21. Gross Floor Lrea Ratio. The result of dividing the gross floor area of a <br /> building by the total land area of the lot used by such building. <br /> 22. Height of building. The greatest vortical distance measured from the <br /> average level of the highest and lowest point of that portion of the build- <br /> ing site covered by the building to the highest point of the roof, except- <br /> ing chimneys and steeples. <br /> 23. Homo occupation. An occupation conducted on the promises by the occupant <br /> of the dwelling as a secondary use in connection with which there is no <br /> display of products, no person employed, no sign larger than two square <br /> feet, and with which no mechanical equipmont is used except such mechanical <br /> equipment as is customarily used for housekeeping purposes. <br /> 24. Lot. Land occupied or to be occupied by a building and its accessory build- <br /> ings, together with such open spaces as are required under the provisions <br /> of this Ordinance, and having frontage upon a street or alley. <br /> 25. Lot Area. The total horizontal area within the boundary lines of a lot. <br /> 26. Lot, Corner. A lot at the junction of and fronting on two or more inter- <br /> secting streets. <br /> 27. Lot, Interior. Any lot which is not a corner lot. <br /> 28. Lot width. The horizontal distance between side lot lines measured at <br /> right angles to the lot depth at a point midway between the front and rear <br /> lot lines. <br /> 29. Non-conforming building. A building or structure which does not conform in <br /> its construction, area, yard require-cents or height to the regulations of <br /> the district in which it is located or to the requirements of the Uniform <br /> Building Code. <br /> 30. Non-conforming Use. Use of a building or land that does not conform to the <br /> regulations as to use for the zone in which it is situated. <br /> 31. Parking space. An off-street parking space, normally 10 ft. by 20 ft., <br /> having access to a public street or alley; as specified in Sec. 17-D. <br /> 32. Structure. Anything constructed or erected, the use of which requires lo- <br /> cation on the ground or attachment to something having location on the ground, <br /> 33. Structural alteration. Any change in the supporting 1.1embers of a building, <br /> such as bearing walls or partitions, colunsn, beams or girders, or any <br /> structural change in the roof. <br /> 34. Use. The purpose for which land or premises or a building thereon is de- <br /> signed, arranged, or intended, or for which it is occupied or maintained, <br /> lot or leased. <br /> 35. Variance. A modification of the regulations of this Ordinance when auth- <br /> orized by the Board after finding that the literal application of the pro- <br /> visions of this Ordinance would cause undue and unnecessary hardship in <br /> • <br /> view of certain facts and conditions applying to a specific parcel of <br /> property. <br /> 36. Yard. An unoccupied space open to the sky, on the sane lot with a build- <br /> ing or structure. <br /> 37. Yard, Front. An open space extending across the full width of the lot, <br /> ti required depth of which shall be measured horizontally from the front <br /> ]ot line to a line parallel thereto on the lot. <br />
